Garden Grove is a city of tract houses, and that makes it one of the easier places in Orange County to price a home well. Homes for sale in Garden Grove are mostly single-story houses on similar lots, built as the city grew around its 1956 incorporation, with condos and townhomes near the main boulevards. At 171,949 residents in the 2020 census, it is the fifth-largest city in the county, spread across almost 18 square miles between the 5, the 22 and the 405.

What is happening in Garden Grove's housing market right now?

Garden Grove's market is one of the quicker ones in central Orange County at the moment. Homes closed at 100.9% of list price over July-September 2026, and the city recorded 173 sales in that three-month window. Prices are close to flat on the year: the median moved +0.9% against the same period last year.

That pairing of quick sales and steady prices fits a city with a deep pool of similar homes at a price below the coastal cities. Buyers priced out of Costa Mesa, Fountain Valley or Irvine look here, and sellers who price close to recent sales usually find them. The risk for a seller is pricing on hope. When a listing sits well above the last few sales on its street, buyers have plenty of near-identical houses to compare it with.

Garden Grove had 136 homes listed for sale in the period. The Orange County market report shows how the city compares with the county from one report to the next.

Which parts of Garden Grove should buyers know?

Garden Grove splits into a few areas that buyers tend to treat as separate searches.

West Garden Grove. The part of the city west of Beach Boulevard, largely separated from the rest of Garden Grove by the City of Stanton. It is mostly single-family tracts and sits closer to Seal Beach, Los Alamitos and the 405.

Central Garden Grove and Main Street. The older core around Main Street and Garden Grove Boulevard, where the original business district stood. The 1933 Long Beach earthquake destroyed much of it, so most of what stands today came later. Homes near the centre vary more in age and lot size than the outer tracts.

The tracts north and south of the 22. Long runs of single-story houses on similar lots, the bulk of the city's housing. Comparable sales are plentiful here, which makes pricing more precise than in most cities.

East Garden Grove. The streets toward the 5 and the City of Orange, around Christ Cathedral and the Harbor Boulevard hotel corridor near the Anaheim resort area. A mix of houses, condos and townhomes.

Garden Grove has few gated single-family communities. A number of condo and townhome projects have gated entries run by their associations.

What is it like to live in Garden Grove?

Living in Garden Grove means a central location and an established city. The 22 crosses it from east to west, and the 5 and the 405 sit at its edges, so Long Beach, Anaheim, Santa Ana and the coast are all a short drive. Beach Boulevard runs south to Huntington Beach.

The city grew out of farming. Oranges, walnuts and chili peppers came first, and strawberries later, and the Strawberry Festival has drawn crowds every Memorial Day weekend since 1958. Organisers estimate about 250,000 visitors over the weekend, so plan around the traffic if you live near the festival grounds.

The best-known building is Christ Cathedral, the glass church built as the Crystal Cathedral. The Diocese of Orange bought the campus for $57.5 million in a sale that closed in February 2012 and renamed it. The city also has a large number of restaurants and shops along Garden Grove Boulevard, Brookhurst Street and Harbor Boulevard.

Most addresses are in the Garden Grove Unified School District. Some edges of the city fall into neighbouring districts, so check the district for the specific address before you buy.

Looking for a realtor in Garden Grove?

In short

Look for an agent who prices from the sales on your own tract rather than from a city-wide average, because Garden Grove has enough similar homes that a close price is possible. Check the agent's licence on the California Department of Real Estate's public lookup first. Then ask for Garden Grove homes they have priced, with addresses, and the sales each price rested on.

Ask how the agent handles additions and accessory units, since permitted and unpermitted space price differently and lenders treat them differently. Ask how they would reach buyers moving up from condos as well as buyers coming in from pricier coastal cities. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. His office is a short drive away, and he prices each Garden Grove home from a written analysis of nearby sales.

The guide to choosing a listing agent covers the questions to ask in an agent interview.

What should you know about selling a home in Garden Grove?

Selling a home in Garden Grove rewards accurate pricing, because buyers can compare your house with several similar ones nearby. Garden Grove homes went under contract in a median 32 days over July-September 2026. A house priced in line with recent sales usually draws its buyers in the first couple of weeks.

Greg sets the price from the closest matches: same tract or one next to it, same bedroom count, similar lot and condition. Then he plans the work that pays for itself. In a tract city that usually means paint, flooring and yard rather than a full remodel, because buyers compare finished houses side by side and a full remodel often costs more than it adds to the price.

Permits matter more here than in many cities. Older Garden Grove houses often have added rooms, enclosed patios or converted garages, and appraisers count only permitted space. Find the permits before listing, and if the space was never permitted, disclose it and price the house on its permitted square footage.

Can you add an ADU to a Garden Grove home?

Most Garden Grove single-family lots can take an accessory dwelling unit under California's ADU laws, which require cities to allow them on lots zoned for single-family homes, subject to local size, setback and parking standards. The city's planning division reviews each application against its current ordinance and state law.

For buyers, a lot with room for an ADU, or one with a permitted ADU already built, can add rental income or space for relatives. For sellers, a permitted ADU usually adds value, while an unpermitted one should be disclosed and priced carefully. Ask the city about any specific lot before counting on an ADU in your plans.

Are condos and townhomes in Garden Grove a good first purchase?

Condos and townhomes in Garden Grove are the usual first step for buyers who want to own in central Orange County below the price of a detached house. Most sit near the main boulevards, and most come with association dues that cover the exterior, common areas and often a pool. Those dues belong in the monthly cost alongside the mortgage, tax and insurance.

Before an offer, read the association's budget, reserve study and recent minutes. A thin reserve or a large repair under discussion, such as roofs or plumbing, can turn into a special assessment after you close. Also check whether the project is approved for the loan type you plan to use, because some lenders and loan programs will not finance units in certain projects. Greg asks for these documents early so a buyer can walk away inside the contingency period if something looks wrong.

How does Garden Grove compare with nearby cities on price?

Garden Grove usually costs less than Fountain Valley, Costa Mesa or Irvine for a detached house, and it sits closer to Long Beach and Anaheim than those cities do. The trade is age. Most of its houses are older, and many have been added on to over the years, so condition varies more from one house to the next than the similar exteriors suggest.

Buyers who want a newer home or a different school district often compare it with Fountain Valley to the south. Buyers who work in the county seat often compare it with Santa Ana next door.

What should a buyer check before an offer in Garden Grove?

A Garden Grove buyer should check the permits, the roof and sewer line, the school district boundary and the recent sales on the tract. Permits show which parts of the house an appraiser will count. The roof, the sewer line to the street and the electrical panel are the costly items in an older house. The boundary decides which district serves the home.

Ask the seller for any records of past repairs and for the age of the roof, water heater and air conditioning. Greg pulls the comparable sales for each home a buyer is serious about and adjusts for condition and permitted size, so the offer reflects what similar houses actually sold for.

Which cities near Garden Grove should you compare?

Buyers who look at Garden Grove often compare Santa Ana, Fountain Valley and Costa Mesa. Santa Ana lies to the east, with historic districts and the county's civic centre. Fountain Valley is to the south, with its own elementary district and a large regional park. Costa Mesa sits further south toward the coast.

Questions

Common questions

What is the median home price in Garden Grove?

Garden Grove's median sale price for July-September 2026 was $1,009,519, according to Redfin Data Center. The median includes condos and townhomes as well as detached houses, so a three-bedroom house on a standard lot can sell above it. Recent sales of similar homes in the same part of the city are the better guide.

How fast do homes sell in Garden Grove?

Garden Grove homes went under contract in a median 32 days over July-September 2026. Detached houses priced in line with recent sales often draw offers within the first two weekends. Homes with unpermitted additions or heavy deferred repairs take longer, because some buyers' lenders and appraisers will not count the extra space.

Is Garden Grove a buyer's or seller's market?

Garden Grove homes sold at 100.9% of list price over July-September 2026. A ratio at or above 100 percent, together with short days on market, means sellers held the edge in that period. Buyers should expect competition on well-kept detached houses and more room to negotiate on condos and homes needing work.

Which school district serves Garden Grove?

Garden Grove Unified School District serves most of Garden Grove and runs five high schools. Some edges of the city fall into neighbouring districts, so the district that serves a home depends on its exact address. Check the address on the district's boundary tool and confirm with the district before you rely on a particular school.

Does Garden Grove have Mello-Roos taxes?

Most Garden Grove homes were built long before Mello-Roos districts became common, so a typical resale house pays the base 1 percent property tax plus voter-approved charges. A few newer condo and townhome projects may carry special assessments or association dues. The seller's disclosures and the preliminary title report list every charge on a given property.

How much is my Garden Grove home worth?

A Garden Grove home's value comes from recent sales of similar houses nearby, adjusted for lot size, condition, permitted square footage and any accessory unit. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis showing each sale used.

Is the median Garden Grove home price above the Orange County conforming loan limit?

No. The median Garden Grove sale price was $1,009,519 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is below that limit, a loan on a typical home here falls within it.
