Buying in Orange County with a real estate agent
who knows the streets.

A real estate agent in Orange County who works for you as a buyer finds the right homes, prices your offer from recent sales, negotiates terms, and keeps inspection, appraisal and loan deadlines on track. In California that starts with a short written buyer agreement, signed no later than your offer, with pay that is negotiable.

Do I need a buyer's agent in California?

In short

You don't have to have one, but most buyers are glad they did. The listing agent works for the seller, so a buyer's agent is the one person in the deal who is there for you. In Orange County that means knowing which streets back onto a busy road, which HOAs carry healthy reserves or a pending special assessment, and what similar homes really sold for before you set your offer.

It means writing an offer with terms a seller takes seriously, then managing inspections, appraisal and loan deadlines so you don't lose your deposit or your negotiating position. Greg does that work for buyers across the county, and how he is paid is set out in writing, and negotiable, before you start. If you have questions about any clause, he answers them before you sign.

The HOA point matters more here than in many places, because many Orange County homes sit inside associations, from Irvine's planned villages to the guard-gated hills. California requires a seller to hand over the association's governing documents, its budget and reserve information and any notice of a special assessment. Greg reads those with you during escrow so a large assessment does not arrive after you own the home. He also checks whether a home carries a Mello-Roos special tax, which sellers must disclose on a state notice.

Is it cheaper to buy without a realtor?

Buying without an agent can save the buyer-side fee, but it is not always cheaper once the whole purchase is counted. Since August 2024, a buyer's agent's pay is agreed with the buyer in writing, so a buyer who goes alone may avoid that cost. The trade is doing the agent's work yourself: pricing the offer, negotiating repairs, reading HOA and hazard disclosures, and tracking every contingency deadline.

An overpriced offer or a missed deadline can cost far more than a fee. A buyer who has bought several homes in the same area may be comfortable alone. A buyer new to Orange County, or buying a home with an association or an older roof, usually benefits from someone whose job is to catch those things.

Do I have to sign a buyer agreement before touring homes?

Yes, in most cases you sign a written buyer agreement before an agent tours homes with you. Since August 17, 2024, MLS rules that followed the National Association of Realtors settlement require a written agreement before a buyer tours a home with an agent, in person or by live video. California law adds its own rules, in force since January 1, 2025: the agreement must be signed no later than your offer, it can last no more than three months, and it cannot renew automatically.

Talking to an agent at an open house does not trigger the rule, while touring a home together with that agent does.

The agreement also comes with a state form explaining the agency relationship, so you know whom each agent represents, and California requires a printed notice that the agent's pay is not fixed by law and is negotiable between you and the broker.

What does the buyer agreement say?

A buyer agreement sets out three things in plain terms: what the agent will do, how the agent is paid, and how long it lasts.

The work, the fee and the term

What Greg does is written down, from searching and touring to negotiating and seeing escrow through. How he is paid is stated as an amount or a clear method of working it out, and who pays it. Sometimes a seller contributes; that is negotiated in the offer and never set by a standard rate. How long it runs is a term you choose, up to the three-month limit, along with the areas or homes it covers.

Greg walks you through every line before you sign and gives you a copy to read first. The agreement itself is the document that counts.

Who pays the buyer's agent now?

The buyer's agent's pay is agreed in writing between you and the agent, and the amount is negotiable. A seller may agree to contribute toward it, you may pay it, or it can be a mix. If you want the seller to contribute, Greg writes that request into the offer, where it is negotiated with everything else. Before you sign anything, you will know the most you could owe and when it would be due.

How does buying a home in Orange County work?

Buying with Greg runs in eight steps, and he gives you a calendar for your own purchase at the first meeting with each deadline marked.

  1. Consult

What you need from a home, where, by when and at what budget, with every question about the process answered.

  2. Pre-approval

A lender reviews your finances and confirms what you can borrow, so your offers carry weight.

  3. Search

Homes on the market, filtered to what you have told Greg matters, with new listings sent as they appear.

  4. Tours

Greg tours with you and points out what photos don't show, such as noise, light, slope and the age of the roof.

  5. Offer

A price set from recent sales and terms built to stand out, written and presented by Greg.

  6. Inspections

Inspections, reports and disclosures reviewed within your contingency deadlines, then any repair requests.

  7. Escrow

Appraisal, loan approval, insurance and the final walk-through, each tracked against its date.

  8. Keys

Signing, funding and recording, after which the home is yours.

How do I win in a multiple-offer market?

You win a multiple-offer market with the right price and the right terms. Price comes from recent comparable sales, so you know where the home's value really sits before you decide how far to stretch. Terms often decide the rest: a strong pre-approval, a closing date that suits the seller, and contingencies that fit the home. Greg calls the listing agent before writing, so your offer answers what the seller cares about, whether that is speed, certainty or a few weeks of rent-back.

Should I get pre-approved first?

Getting pre-approved first is worth it, because a pre-approval tells you what you can spend and tells a seller your offer is real, and it should come before serious touring.

Greg and Esther were an amazing team and so easy to work with. Esther had her work cut out for her with our non conventional loan. My husband is self employed so it took several extra steps to make this happen. We’re so grateful for this team and their effort in helping us buy our first home.

Which parts of Orange County should I look at?

Start with the homes and settings you want, then look at the places that have them. Newport Beach has harbour islands, bluff-top streets and the village. Irvine is a planned city of villages, with canyon estates on its edges. Santa Ana has historic districts and streets of Craftsman homes. The luxury guide covers guard-gated hills, waterfront and ocean-view homes. Each guide carries its own monthly figures, and the market report compares them.

How do I search for homes?

The home search on this site is being connected to the local listings feed. Until it goes live, the quickest way is to tell Greg what you are looking for, where and at what price, and he will send matching homes as they come on the market. The search page takes your wish list in a minute.

Questions

Common questions

Do I need a buyer's agent in California?

California does not require a buyer's agent. The listing agent represents the seller, though, so a buyer's agent is the one person in the deal working for the buyer: pricing the offer from recent sales, negotiating terms and repairs, and tracking every escrow deadline so the deposit and the negotiating position stay protected.

What is a buyer agreement?

A buyer agreement is a written contract between a buyer and a broker setting out the services, how and when the broker is paid, and how the agreement ends. California law caps most of these agreements at three months, bars automatic renewal, and requires the agreement to be signed no later than the buyer's offer.

Who pays the buyer's agent?

Payment for a buyer's agent is agreed in writing with the buyer at the start, and the amount is negotiable. A seller may agree to contribute, the buyer may pay, or it can be a mix, and any seller contribution is negotiated as part of the offer. Greg explains the options before anything is signed.

How do I win in a multiple-offer situation?

Winning a multiple-offer situation often depends on terms as much as price: a strong pre-approval, a closing timeline that suits the seller, and contingencies that fit the home. Greg speaks with the listing agent before writing, so the offer answers what the seller cares about, and prices it from recent comparable sales.

Should I get pre-approved before I look at homes?

Getting pre-approved before looking sets the budget and shows sellers that an offer is real. Any lender can provide it. Choice Home Mortgage is one option, and both it and the Gregory James Group are trade names of Montana Real Estate Inc. Comparing Loan Estimates from more than one lender is always worth the time.

How do I search for homes in Orange County?

The home search on this site is being connected to the local listings feed. Until it is live, tell Greg what you are looking for, where and at what price, and he will send matching homes as they come on the market, including new listings in the areas you name.

Can Greg help if I am moving from out of state?

Greg works with buyers relocating to Orange County from elsewhere. He can explain the areas, the homes and the price differences between them before a buyer arrives, and plan an in-person visit around the homes worth seeing. The buyer agreement and its terms work the same way for buyers relocating from elsewhere.
