Greg Toussieng, a California real estate broker, DRE #01495415, searches Orange County homes for sale with his buyers directly. Tell him where you want to live, your price range, the size of home and anything that rules a home out, such as a high HOA fee, a busy street or stairs. He searches the local MLS, sends you the homes that fit, and arranges showings for the ones you want to see, including homes listed by other brokerages.

How do I search Orange County homes well?
Search the streets you would actually live on, not a whole city. In Orange County a few blocks can change the view, the noise and the price, so a tight area gives you a truer picture of what your money buys.
Read the listing status. "Active" means the home is for sale. "Pending" means the seller has accepted an offer, though some sellers still take backup offers.
Check the costs beyond the price. HOA dues, any special assessments and the property tax line change the monthly cost of a home as much as the price does, and in some newer Irvine neighborhoods, such as those around the Great Park, a Mello-Roos special tax is added to the property tax bill. Ask for each one before you fall for a kitchen.
When a home looks right, ask Greg for the recent sales around it. That tells you whether the asking price is in line before you book a showing. The buying guide covers the rest of the process, from pre-approval to keys.
Common questions
What does pending mean on an Orange County listing?
Pending on an Orange County listing means the seller has accepted an offer and the sale is moving toward closing, though it has not closed yet. Some sellers still take backup offers in case the first buyer drops out, and a buyer's agent can ask the listing agent whether this seller will consider one.
Can Greg Toussieng show me a home listed by another brokerage?
Greg Toussieng can show you homes listed by any brokerage on the local MLS, not only his own listings. Buyers sign a written representation agreement with Greg before touring, which sets out what he does and how he is paid, and that fee is negotiable.
