Newport Beach real estate:
homes for sale and a local broker.
Homes for sale in Newport Beach range from Balboa Peninsula cottages to bayfront houses with private docks and guard-gated hillside estates. Median sale price for July-September 2026: $3,848,167. Median days on market: 65. Bayfront and gated homes sit well above that median; condos and inland streets sit below it.
Greg reviews every request and replies with a written valuation.
Newport Beach wraps around Newport Harbor, and nearly every price in the city follows the water. A cottage two blocks from the sand on the Balboa Peninsula, a bayfront house with a slip on Lido Isle and a view home behind the gates of Harbor Ridge all count as homes for sale in Newport Beach, and they trade in different markets. The city has 85,239 residents at the 2020 census and roughly 9,000 boats in its harbour, which tells you how much of daily life here is organised around the bay.

What's happening in the Newport Beach housing market right now?
The Newport Beach housing market rarely moves as one. The figures above show the month's median, pace and sale-to-list ratio for the whole city, and those numbers are a starting point rather than a verdict on any one home. Homes sold at 96.9% of list price in July-September 2026. Compared with a year earlier, the median moved +13.2%.
A small number of very large sales can pull the city median up or down in a single month, because Newport Beach sells fewer homes than Irvine or Santa Ana and its top tier is far above the rest. That is why the month's median should be read beside the number of homes sold. A month with few sales and two bayfront closings can look like a jump that the rest of the market never felt. The Orange County market report shows how the city compares with the county over time.

Which neighbourhoods and communities make up Newport Beach?
Newport Beach is a set of distinct places: harbour islands, the peninsula, the bluff-top village of Corona del Mar, gated hillside communities and the newer hills of Newport Coast. Community guides are linked as they are finished.
Balboa Island. An island in the harbour, reached by the Marine Avenue bridge and by the Balboa Island Ferry. Cottages and newer homes sit on narrow lots, with bayfront homes around the edge.
Lido Isle. An island reached by a bridge off Via Lido, with bayfront and interior lots.
Linda Isle. An island of bayfront homes, most with private docks.
Harbor Island. A small island off Bayside Drive with bayfront estates.
Bay Island. A small island off the Balboa Peninsula.
Dover Shores. Streets near Upper Newport Bay, some with frontage on the bay itself.
Harbor Ridge. A guard-gated hillside community above Corona del Mar, with ocean and city-light views.
Big Canyon. A guard-gated community built around the Big Canyon Country Club golf course.
Crystal Cove. A guard-gated hillside community in Newport Coast, above Crystal Cove State Park.
Corona del Mar. A village along East Coast Highway, annexed in 1923, with beaches and coves below the bluffs. Its own guide comes with the next wave of city pages.
Newport Coast. Hillside communities above the coast, annexed in 2002, many of them gated.
What is living in Newport Beach like?
Living in Newport Beach means the harbour, the beaches and a short trip to John Wayne Airport, which sits on the city's northern edge. Ocean beaches run the length of the Balboa Peninsula, and smaller coves sit below the Corona del Mar bluffs.
For open space there is the Upper Newport Bay Ecological Reserve, 752 acres of salt marsh, mudflat and estuary with a trail loop around the back bay, and Crystal Cove State Park on the coast to the south, with 3.2 miles of beach and about 2,400 acres of backcountry trails. Inland, the 73 and the 405 run along the inland side of the city, and Pacific Coast Highway carries traffic along the coast.
Most of the city is in the Newport-Mesa Unified School District, which also serves Costa Mesa. Check the district's boundary map for any one address before you buy, and confirm attendance areas with the district directly, since they can change.
The harbour sets the rhythm
Roughly 9,000 boats are kept in Newport Harbor. Bayfront homes trade on the length of the dock and the boat it can take as much as on the house. Luxury homes in Orange County

Looking for a realtor in Newport Beach?
Look for an agent who knows the difference between the harbour islands, the gated hills and the inland streets near the airport, because each sells to a different buyer at a different pace. Start by checking the licence on the California Department of Real Estate's public lookup. Then ask for Newport Beach homes the agent has priced, with addresses, and how each price was reached.
For a bayfront home, ask what the agent knows about docks, bulkheads and coastal development permits, since buyers and their inspectors will ask too. For a gated hillside home, ask how they reach buyer's agents who work at that price. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. He prices each Newport Beach home from a written analysis of nearby sales and runs the listing himself, from preparation to closing.

What should you know about selling a home in Newport Beach?
Selling a home in Newport Beach starts with pricing inside your own band and neighbourhood, because the city-wide median says almost nothing about a bayfront house or a Newport Coast estate. Newport Beach homes went under contract in a median 65 days in July-September 2026.
Price bands matter more here than in most cities. A condo near the airport, a peninsula cottage and a gated view home draw different buyers, and each band moves at its own pace. Greg prices from the sales in your band and neighbourhood, then plans the preparation and photography for the buyer most likely to pay that price.
Waterfront sellers should gather the paperwork buyers will request early: the dock permit, any seawall or bulkhead reports, past coastal development permits for remodels, and the flood zone and insurance history. Having those ready keeps escrow from stalling on questions the buyer's lender and inspector will raise anyway.

What are beach houses and waterfront homes in Newport Beach really like?
A beach house in Newport Beach, CA, can mean three different homes that price very differently: oceanfront on the sand, bayfront on the harbour, and close-to-the-beach cottages a short walk from the water.
Oceanfront. Homes on the sand along the Balboa Peninsula and below the bluffs, facing open ocean. The city has 6.2 miles of ocean beach, and the frontage along it is fixed, which is what holds these prices.
Bayfront. Homes on the harbour, many with a private dock. The length of frontage, the depth of water and the size of boat the dock takes drive the price as much as the house does.
Close to the beach. Cottages and newer homes a short walk from the sand, often on narrow lots with alley garages. For many buyers they are the most practical way into the peninsula.
Before you buy near the water, check the FEMA flood map for the lot, ask for the dock permit and the condition and age of the seawall, and know that most remodels in the coastal zone need a coastal development permit from the city. Factor flood insurance into the monthly cost from day one.

Is Newport Beach expensive to live in?
Newport Beach is one of the more expensive places to own a home in Orange County, and the purchase price is only the first cost. Property tax starts at 1 percent of what you pay under Proposition 13, so a buyer is taxed on today's price even when the neighbour bought decades ago and pays a fraction of that. Voter-approved charges are added on top.
Then come the costs of the setting. Gated hillside communities charge association dues for gate staff, private streets and landscaping, and any home inside a Community Facilities District carries a Mello-Roos special tax on its bill, which the seller must disclose. Homes in a high-risk FEMA flood zone need flood insurance if there is a loan, and bayfront owners maintain their own dock and seawall. A condo near the airport carries a smaller version of the same list: dues, insurance and the 1 percent base tax.
The useful comparison is the full monthly cost of two specific homes. Greg sets those side by side for buyers before they write an offer.
What should a buyer check before an offer in Newport Beach?
A Newport Beach buyer should check four things before an offer: the flood zone, the permits, the association documents and the recent sales on that street. The flood zone sets insurance and lender rules. The permit history shows whether past remodels and the dock were approved, which matters in a coastal zone where unpermitted work can be costly to correct. The association documents show dues, reserves, rules on rebuilding and any planned special assessment.
The recent sales matter most. On the islands and in the gated hills there may be only a few true comparables in a year, so the asking price can drift well away from them. Greg pulls those sales for every home a buyer is serious about and adjusts each one for frontage, view, lot and condition, so the offer is grounded in what similar homes actually sold for.
Which cities near Newport Beach should you compare?
Buyers who look at Newport Beach often compare Irvine, just inland, and Santa Ana to the north. Costa Mesa, on the city's western side, gets its own guide next.
Irvine offers planned villages and canyon estates such as Shady Canyon, a few miles from the harbour. Santa Ana, the county seat, has historic districts of Craftsman and Spanish Revival homes. For the whole county, see Orange County homes for sale, and for the gated and bayfront tier across the coast, the luxury homes guide.

Common questions
What is the median home price in Newport Beach?
The median Newport Beach sale price for July-September 2026 was $3,848,167, from Redfin Data Center. That figure mixes condos near the airport with bayfront and Newport Coast estates, so the price in any one neighbourhood can sit far above or below it. A written analysis of the sales on your own street is the closer guide.
How fast do homes sell in Newport Beach?
Newport Beach homes went under contract in a median 65 days in July-September 2026. Waterfront and higher-priced homes usually take longer than that because each has fewer buyers who can pay the price. Condos and homes priced in line with recent sales on their street tend to move fastest.
Is Newport Beach a buyer's or seller's market?
Newport Beach homes sold at 96.9% of list price in July-September 2026. At or above 100 percent with short days on market, sellers hold the edge. Below that, with listings sitting, buyers have room to negotiate. The harbour islands, the gated hills and the inland streets often tilt different ways in the same month.
Which neighbourhoods in Newport Beach are guard-gated?
Harbor Ridge, Big Canyon and Crystal Cove are guard-gated communities in Newport Beach, along with several enclaves in Newport Coast. Gate rules and guest procedures differ by association, so read the current CC&Rs for any home you consider. The neighbourhood list on this page notes the gate status of each community covered.
Do I need flood insurance for a Newport Beach waterfront home?
Flood insurance on a Newport Beach waterfront home depends on the lot's FEMA flood zone, and lenders require it in the high-risk zones. Look up the address on the FEMA Flood Map Service Center before you make an offer, then get an insurance quote during escrow so the premium is part of your monthly cost from the start.
Do I need a permit to remodel a home near the water in Newport Beach?
Most remodels and new homes in Newport Beach's coastal zone need a coastal development permit as well as a building permit. The City of Newport Beach has issued those permits itself since the California Coastal Commission certified its Local Coastal Program in January 2017. Ask the city's planning division about your lot before you buy if you plan to rebuild.
How much is my Newport Beach home worth?
A Newport Beach home's value comes from recent sales in its neighbourhood and price band, adjusted for frontage, view, lot and condition. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis showing each comparable sale and adjustment.
Is the median Newport Beach home price above the Orange County conforming loan limit?
Yes. The median Newport Beach sale price was $3,848,167 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is above that limit, your down payment decides whether a loan on a typical home here is conforming or jumbo.
