Huntington Beach counted 198,711 residents at the 2020 census, which makes it the most populous beach city in Orange County. Houses for sale in Huntington Beach fall into a few distinct markets: waterfront homes on the channels of Huntington Harbour, older cottages and newer townhomes near the pier and Main Street, beach houses in Sunset Beach, and the tract neighbourhoods that cover most of the city inland. The city also sits on top of an oil field, and that history still turns up in permits and disclosures.

What is happening in the Huntington Beach housing market right now?

The Huntington Beach market behaves like several smaller markets sharing one median. Huntington Beach recorded 418 sales over July-September 2026, a three-month total, and homes closed at 98.9% of their list price. Year over year, the median moved +5.3%.

Distance to the coast is the strongest single factor. A house a few blocks from Pacific Coast Highway and a similar house near the 405 can be priced very differently, and the city median sits somewhere between them. Waterfront homes in Huntington Harbour add another layer, because channel frontage, dock length and the view across the water can matter more than the house.

There were 380 homes listed for sale in the period. Inland tract houses tend to have plenty of close comparisons, which makes pricing straightforward. Harbour and beachfront homes sell less often, so pricing them takes more judgement and a wider look at past sales. The Orange County market report compares Huntington Beach with the county from report to report.

How much does the average house cost in Huntington Beach?

The typical Huntington Beach home sold for $1,399,334 at the median over July-September 2026, according to Redfin Data Center. That is the midpoint of every sale, condos included, so a detached house usually costs more than the median and a condo less.

The spread around that figure is wide. Inland condos and townhomes sit at the lower end. Single-family tract houses in central and north Huntington Beach make up the middle, and they are the closest thing the city has to a typical house. Homes near the sand and waterfront homes in Huntington Harbour sit at the top, and a single harbour sale can move the monthly median on its own. To see what a particular kind of home costs, ask Greg for the last few sales of that type in the area you are considering.

What is the nicest neighbourhood in Huntington Beach?

The nicest neighbourhood in Huntington Beach depends on whether you want the harbour, the beach or more space inland. Each area has a different kind of home and a different price logic.

Huntington Harbour. The northwest corner of the city, built from 1963 on former wetland around five islands: Admiralty, Davenport, Gilbert, Humboldt and Trinidad. Channels run 15 to 20 feet deep, and many homes have private docks. Waterfront lots set the top of the market here, and homes one street back from the water are priced as a separate product.

Sunset Beach. A narrow strip between Pacific Coast Highway and the sand next to Huntington Harbour, part of the city since 2011. Homes here face the sand, the 14-acre greenbelt park that runs the length of the strip, or the highway, and that orientation does a lot of the pricing.

Downtown and Main Street. The blocks around the pier and Main Street, with older cottages, newer townhomes and condos close to the beach. Buyers trade quiet for walkability: summer weekends and events bring crowds and noise.

Southeast Huntington Beach. The streets toward the Santa Ana River and the Costa Mesa and Newport Beach lines, with mostly single-family tracts. The beach and Huntington State Beach are a short ride away.

Central and north Huntington Beach. The bulk of the city, from Central Park up to the Westminster and Fountain Valley lines, with tract houses on regular lots, condos and some newer infill. This is where the most homes change hands each year.

What is it like to live in Huntington Beach?

Living in Huntington Beach centres on the coast. The city has Huntington State Beach to the south, Bolsa Chica State Beach to the north, the city beach around the pier and a dog beach in between. The city has registered "Surf City USA" as a trademark, and the US Open of Surfing is held there each summer.

Inland, Central Park covers nearly 350 acres with lakes, trails, a library designed by Richard and Dion Neutra and an equestrian centre that boards horses. The Bolsa Chica Ecological Reserve protects more than 1,200 acres of wetland with walking trails along a major bird migration route.

The 405 runs along the city's northeast side and Beach Boulevard runs north to south through its middle. John Wayne Airport is a short drive east. For schools, the Huntington Beach Union High School District runs the high schools, and elementary schooling is split among several districts, so check each address.

Looking for a realtor in Huntington Beach?

In short

Look for an agent who prices harbour, beach and inland homes as separate markets, since a Huntington Harbour dock home and an inland tract house share almost nothing but a city name. Begin with the California Department of Real Estate's public licence lookup. Then ask for Huntington Beach homes the agent has priced, with the comparable sales behind each figure.

For a waterfront home, ask how they value frontage, dock size and channel width. For an inland house, ask how they treat permits, additions, flood zones and any oil wells on or near the lot. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. His Orange County office is a short drive up the 405 and the 55, and he prices every Huntington Beach home from a written analysis of comparable nearby sales.

The guide to choosing a listing agent covers the questions to ask before you sign a listing agreement.

What should you know about selling a home in Huntington Beach?

Selling in Huntington Beach starts with the comparable sales for your part of the market, because harbour, beach and inland homes each have their own buyers. Huntington Beach homes went under contract in a median 43 days over July-September 2026.

Disclosures deserve early attention here. Some lots sit near active or abandoned oil wells, and the state's Well Finder map shows them. Low-lying areas near the harbour and wetlands may fall in FEMA flood zones, which affects buyers' insurance. Homes in the 2025 fire hazard severity map need that disclosure too. Collecting this paperwork before listing avoids surprises in escrow.

Greg sets a price from the comparable sales and a preparation plan for the most likely buyer. For a waterfront home, that means documenting the dock, its permits and the channel, and photographing from the water as well as the street. For an inland home, it usually means fixing inspection items and presenting the yard and layout clearly.

What do Huntington Beach luxury homes look like?

Huntington Beach luxury homes are mostly waterfront houses in Huntington Harbour and larger homes close to the sand, rather than gated hillside estates. On the harbour islands, the most valued homes have long water frontage and docks sized for larger boats, with views down the main channels. Trinidad Island is often described as the most luxurious of the five, and Humboldt is known for its large estates.

Along the coast, newer homes in Sunset Beach and near downtown sell on ocean views and roof decks. For buyers comparing coastal homes across the county, the Orange County luxury homes guide sets Huntington Beach beside Newport Beach and the other coastal cities.

What should a buyer check before an offer in Huntington Beach?

A Huntington Beach buyer should check the flood map, nearby oil wells, the fire hazard map and the permit history. Look up the address on FEMA's flood maps and get an insurance quote early if it sits in a flood zone. Search the lot on the state's Well Finder. For harbour homes, review the dock permits and the condition of the seawall, since repairs are costly.

Then look at the setting: event crowds downtown, traffic on Beach Boulevard and Pacific Coast Highway, and summer parking near the sand. Greg pulls comparable sales for every home a buyer is serious about, so the offer reflects the street and the setting as well as the house.

Which cities near Huntington Beach should you compare?

Buyers looking at Huntington Beach often compare Fountain Valley, Costa Mesa and Newport Beach. Fountain Valley, directly inland, has more uniform single-family tracts. Costa Mesa, across the Santa Ana River, sits closer to the airport and South Coast Plaza. Newport Beach, to the southeast, has its own harbour and higher prices.

Questions

Common questions

What is the median home price in Huntington Beach?

Huntington Beach's median sale price for July-September 2026 was $1,399,334, according to Redfin Data Center. The figure mixes inland condos and tract houses with downtown homes and Huntington Harbour waterfront, so it moves with the mix of what sold. For one address, recent sales at the same distance from the beach or harbour are the better guide.

How fast do homes sell in Huntington Beach?

Huntington Beach homes went under contract in a median 43 days over July-September 2026. Updated single-family houses priced from nearby sales usually move fastest. Waterfront and high-end homes have fewer buyers at any one time, so they often take longer even when well priced, and condos depend heavily on their association's finances and rules.

Is Huntington Beach a buyer's or seller's market?

Huntington Beach homes sold at 98.9% of list price over July-September 2026, and 380 homes were listed for sale in the period. A ratio near or above 100 percent favours sellers. Below it, buyers have been winning some price concessions, most often on homes that stayed on the market longer than the median.

Which school districts serve Huntington Beach?

Huntington Beach Union High School District runs the city's high schools, including Edison, Huntington Beach, Marina and Ocean View. The younger grades are split among elementary districts, mainly Huntington Beach City and Ocean View, with small parts served by Fountain Valley and Westminster districts. Check each address with the district before you make an offer.

Are there oil wells near homes in Huntington Beach?

Huntington Beach sits above the Huntington Beach Oil Field, and active pumps and old well sites still appear around the city. Before buying, look up the lot on the state's Well Finder map from the California Geologic Energy Management Division, and ask the seller for any well disclosures. An abandoned well on or near a lot can affect building plans.

What is Huntington Harbour?

Huntington Harbour is a 680-acre waterfront neighbourhood in northwest Huntington Beach, built from 1963 around five man-made islands: Admiralty, Davenport, Gilbert, Humboldt and Trinidad. Many homes back onto channels deep enough for boats and have private docks. Prices there depend on water frontage, channel width and dock size more than on the house itself.

How much is my Huntington Beach home worth?

A Huntington Beach home's value comes from recent sales of similar homes nearby, adjusted for distance to the beach or harbour, lot, condition and permits. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis showing every sale he used.

Is the median Huntington Beach home price above the Orange County conforming loan limit?

Yes. The median Huntington Beach sale price was $1,399,334 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is above that limit, your down payment decides whether a loan on a typical home here is conforming or jumbo.
