Shady Canyon, Irvine:
homes, streets and what sells.
Shady Canyon is a guard-gated Irvine Company community of custom and semi-custom homes on a 1,070-acre site in the hills of south Irvine, built around a private Tom Fazio golf course. Only a handful of homes sell in any quarter, so treat the median below as a rough guide.
Greg reviews every request and replies with a written valuation.
Shady Canyon homes for sale come up a few at a time, and each one is close to a one-off. The Irvine Company planned the community as a low-profile gated enclave on a 1,070-acre site in the hills south of Turtle Rock, with 800 acres of permanently protected open space around its edge and another 175 acres inside it, and most of its homes stand on custom homesites that owners built to their own plans. The centre of the place is Shady Canyon Golf Club, a private course designed by Tom Fazio that opened for play in January 2002.
This guide covers what the homes are like, what they have sold for over the latest three months on record, what living inside the gates involves and how Greg Toussieng would price and market a home here. It sits under the Irvine guide and the Orange County luxury homes guide.

What do homes in Shady Canyon look like?
Homes in Shady Canyon are mostly large custom houses on their own homesites, with a smaller group of semi-custom homes that two builders put up early on. The Irvine Company's plan called for 297 custom homesites, 47 semi-custom homes from Greystone and 18 from Laing Luxury Homes. Because most owners built to their own plans, two neighbouring houses can differ in size, layout and finish far more than they would in a tract.
What ties the houses together is the setting the Irvine Company laid out: the streets have rolled curbs rather than squared ones, the lighting is kept low, and stone walls modelled on those of Provence run along the roads. Many homes lean toward Mediterranean, Tuscan and California ranch styles with stone, tile roofs and deep loggias, though recent builds include cleaner, more modern designs.
What moves the price most is the lot. A homesite that looks down a fairway or out over the canyon toward the open hills draws more than an interior lot, and so does a flat, usable pad compared with a steep one. Age of the build comes next: a house finished in the first years of the community and never updated competes with homes built or rebuilt since, and buyers at this level notice the difference in kitchens, glass and systems.
What do Shady Canyon homes sell for?
Shady Canyon homes typically sell for several times the Irvine city median, and the figures card above shows the latest three-month median, days on market and sale-to-list ratio from Redfin. Those numbers need care, because fewer than ten homes sold in the window, so a single large estate can move the median by millions.
Shady Canyon prices are best read sale by sale. In the three months Redfin covers above, only a handful of homes closed, so the median is indicative rather than a trend, and nobody should read a year-over-year change into a sample that small.
What separates one Shady Canyon sale from the next is mostly land and build. A large custom home on a view lot over the golf course or the canyon sits at the top. A semi-custom home on an interior lot, or an older build that needs work, sits lower. Square footage matters less here than in a tract, because no two houses were built to the same plan.
For an owner, the useful figures are the three or four sales most like your own home, adjusted for lot, view, age and finish. Greg pulls those into a written analysis, shows each adjustment, and explains where your home fits before any price is set.
Sale-to-list ratio is worth a second look in a place like this. When it runs below 100 percent, buyers have negotiated off the asking price, which often happens when a home launches above what the recent sales inside the gates support. Homes priced from those sales tend to draw their serious buyers in the first weeks.

What is living in Shady Canyon like?
Living in Shady Canyon means quiet, private streets behind two guard gates, with open hills on most sides. The Irvine Company set aside 800 acres of the site as permanent open space around the edge and 175 acres within it, so many homes back onto native slopes rather than other houses.
The golf club is the social and physical centre. Its Fazio course runs 7,012 yards through oaks, sycamores and boulder outcrops, and the clubhouse is about 43,000 square feet, with a separate wellness centre. Membership is private and separate from owning a home, so a buyer who wants to play should talk to the club early.
Next to the community is the Bommer Canyon open space, which the City of Irvine bought from the Irvine Company in 1981 and 1982. Its trailhead, where Bommer Canyon and Shady Canyon roads meet, opened in 2011, and the old Bommer Canyon cattle camp is now an event site run by the city. Shady Canyon Drive links the community to Turtle Rock and the rest of south Irvine, and the 73 and the 405 are a few minutes away. Shops and restaurants at Irvine Spectrum and the beaches of Laguna Beach and Newport Coast are a short drive away.

How would Greg sell a home in Shady Canyon?
Greg would sell a Shady Canyon home by pricing it from the few true comparables inside the gates and then marketing the land and setting as hard as the house. A buyer at this level is choosing a homesite and a view as much as a floor plan, so the photography starts with the lot, the outlook toward the course or the hills and the outdoor rooms, then moves inside.
Pricing is the hard part here. With only a handful of sales a quarter and no two houses alike, Greg adjusts each comparable for lot size and pad, view, year built, renovation and finish, and puts the whole analysis in writing so you can see how the price was reached. Showings are arranged with the gate in mind, so visiting agents and buyers are on the guest list before they arrive.

What should a buyer check before an offer in Shady Canyon?
A Shady Canyon buyer should check the governing documents, the architectural rules and the property tax bill before writing an offer. The association documents set the dues, the reserves and any planned assessments. The architectural guidelines matter just as much here, because most homes are custom, and any plan to add on, rebuild or change the exterior goes through design review.
The tax bill deserves its own look. Property tax starts at 1 percent of the purchase price under Proposition 13, plus any voter-approved charges and special assessments that apply to the parcel, so ask the seller's agent for the most recent bill and the title report. If golf matters to you, confirm the club's membership terms before you commit, since they are separate from the purchase.
Which communities near Shady Canyon should you compare?
Buyers who look at Shady Canyon usually compare it with Turtle Rock next door and with the gated hillside communities of Newport Beach, about fifteen minutes away.
Turtle Rock is the hillside village just north across Shady Canyon Drive, with a much wider range of homes and prices. Crystal Cove is a guard-gated community in the Newport Coast hills, with ocean views and a short trip to the state park beaches. Common questions
Is Shady Canyon guard-gated?
Shady Canyon is guard-gated, with two gated entries planned into the community by the Irvine Company. Guests and contractors are cleared at the gate under the association's rules, which can change, so a buyer should read the current rules and the governing documents during escrow before relying on any particular arrangement for visitors or work crews.
How many homes are in Shady Canyon?
Shady Canyon was planned with 297 custom homesites, 47 semi-custom homes from Greystone and 18 semi-custom homes from Laing Luxury Homes, according to the Irvine Company's community fact sheet. Some homesites were still being built on in later years, so the number of finished homes at any moment is lower than the planned total.
Do you have to join the golf club to live in Shady Canyon?
Owning a home in Shady Canyon and holding a membership at Shady Canyon Golf Club are separate matters. The club is a private membership club with its own application, fees and waiting rules. A buyer who wants to play there should ask the club directly about membership before relying on it as part of the purchase.
What school district serves Shady Canyon?
Shady Canyon is in the Irvine Unified School District. Recent listings in the community name Bonita Canyon Elementary, Rancho San Joaquin Middle and University High as the assigned schools, but attendance areas can change, so confirm the school for a specific address with the district before you buy.
Why are Shady Canyon homes so expensive?
Shady Canyon homes cost more than most of Irvine because of land and supply. Lots are large custom homesites inside 800 acres of protected open space, the community has a private golf club and guard gates, and only a few homes come up for sale in any quarter, so buyers compete for a short list.
What is a Shady Canyon home worth today?
A Shady Canyon home's value comes from the few recent sales inside the gates, adjusted for lot size, view toward the course or the hills, the age of the build and its finish. Greg Toussieng, a California real estate broker, prepares a written comparative market analysis that shows each comparable sale and every adjustment.
