Newport Beach community guide

Dover Shores, Newport Beach:
homes, streets and what sells.

Dover Shores is a non-gated Newport Beach neighbourhood of mostly late-1950s and 1960s single-family houses on the west side of Upper Newport Bay, inland of Dover Drive. Its homeowners association keeps small private beaches on the bay. Homes on the bluff with Back Bay views sell highest, and many original houses have been rebuilt.

Greg reviews every request and replies with a written valuation.

Dover Shores Newport Beach homes for sale are single-family houses on wide streets between Dover Drive and the bluffs of Upper Newport Bay, the water locals call the Back Bay. There is no gate. The neighbourhood was built mostly in the late 1950s and 1960s, many of its streets carry the names of stars, such as Polaris Drive and Aldebaran Circle, and its homeowners association keeps a few small beaches on the bay for members.

What sets Dover Shores apart from the gated hill communities and the harbour islands is the view. The Back Bay is a protected ecological reserve, so the homes on its bluff look over marsh, water and the hills beyond, and nothing will be built in front of them. This guide, part of the Newport Beach guide, covers the homes, the latest figures and how Greg Toussieng would price and sell a Dover Shores home.

What do homes in Dover Shores look like?

Homes in Dover Shores began as single-level and split-level mid-century houses on generous lots, and the neighbourhood now mixes those originals with remodels and large new homes. Newport Beach Magazine profiled three that show the range: a 1958 single-storey house remodelled to about 2,900 square feet, a 1963 split-level of about 4,650 square feet and a single-storey 1969 house of about 4,800 square feet.

The lots are the draw. They are wide by Newport Beach standards, so an owner can add on or rebuild without the narrow-lot limits of the peninsula and the islands. Buyers who want a single-level house close to the water find more of them here than in most coastal neighbourhoods.

Price follows the bluff. A house on the bay side of the neighbourhood, with an open view across the Back Bay, sits at the top. A few lots run down to the water itself. Interior streets sell lower, and among them the size of the lot and whether the house is original, remodelled or new decide the order.

What do Dover Shores Newport Beach homes for sale cost?

Dover Shores homes for sale cost above the Newport Beach median for single-family houses, and the card above shows Redfin's latest three-month figures where published. With few sales a quarter, the median depends heavily on how many view homes closed.

In short

Dover Shores prices split three ways. Homes on the bluff with a clear view over the Back Bay sell at the top, the few with direct frontage on the water sit at the very top, and homes on interior streets sell lower, priced mostly on lot size and the state of the house.

The house matters a great deal here because so many lots carry an original 1950s or 1960s home. An untouched house on a large lot often sells to a buyer who plans to rebuild, so its price tracks the land. A finished new house on the same street can sell for far more.

An owner's honest benchmark is the few recent Dover Shores sales most like the home, matched on view, lot and the age of the house. Greg puts those sales in a written analysis, adjusts each one for size and condition, and shows how the price was reached.

When the card's sale-to-list ratio falls below 100 percent, buyers have been negotiating from the asking price, usually on houses priced as if they had the view or the remodel that the comparables had.

What is it like to live in Dover Shores?

Living in Dover Shores means quiet streets with sidewalks and the Back Bay at the end of them. Walking paths run through the neighbourhood toward the bay and to Castaways Park, whose bluff-top trail runs about a mile with views over the harbour.

The Upper Newport Bay Ecological Reserve, about 752 acres of water and marsh, lines the east side, with trails and birdwatching along Back Bay Drive across the water. The Newport Aquatic Center rents kayaks for paddling the bay. Shops, coffee and groceries are close by in neighbouring Westcliff, and the harbour, Lido Village and the beaches of the Balboa Peninsula are a short drive down Dover Drive and Pacific Coast Highway.

How would Greg sell a home in Dover Shores?

Greg would sell a Dover Shores home by pricing it from the neighbourhood's own sales and telling buyers plainly what they are buying: the view, the lot, or a finished house. For a bluff home, the photography leads with the view over the reserve in the early morning or at sunset, when the water and marsh are at their best. For an interior house, it leads with the lot, the single-level plan and the walk to the association beach.

For an original house, Greg shows buyers what the lot allows, since many will be thinking about a remodel or a rebuild. Pricing comes from a written analysis of the closest Dover Shores sales, adjusted for view, lot and the age of the house, and he gathers the permit history, any reports on the bluff or drainage and the association documents before listing.

What should a buyer check before an offer in Dover Shores?

A Dover Shores buyer should check the age of the house's systems, the bluff and drainage for view lots, the permit history and the association's rules. Many homes date from the 1950s and 1960s, so have the sewer line, plumbing, electrical panel, roof and foundation inspected, and budget for what an original house will need.

For a home on the bluff, ask about soils and drainage, and have a geotechnical engineer look at anything near the slope. Pull the City of Newport Beach permit history for past additions, read the association's documents on beach access and dues, and confirm the school assignment with Newport-Mesa Unified.

Which communities near Dover Shores should you compare?

Buyers looking at Dover Shores often compare it with Big Canyon across the bay and with neighbouring Costa Mesa.

Big Canyon is a guard-gated golf community on the hill across the Back Bay, with houses and townhomes from the 1970s. Costa Mesa sits just inland, with its Eastside streets close to the bay. Bayside Village is a manufactured-home community on the bay near Pacific Coast Highway. See the Newport Beach homes guide and the luxury homes guide for the county's higher tier.

Questions

Common questions

Is Dover Shores a gated community?

Dover Shores is not gated. Its streets are public, with sidewalks, and run between Dover Drive and the bluffs of Upper Newport Bay. The neighbourhood does have a homeowners association, which looks after the community's beaches on the bay, holds an annual election and regular board meetings, so buyers should still read its governing documents.

Does Dover Shores have a private beach?

Dover Shores has small association beaches on Upper Newport Bay for members, including Larry's Beach, which has a barbecue and is maintained from association dues. The association's newsletters note that the beaches have no lifeguards and set rules such as no amplified music. Confirm current beach access and keys with the association.

When were the homes in Dover Shores built?

Most Dover Shores homes were first built in the late 1950s and the 1960s; houses profiled by Newport Beach Magazine date from 1958, 1963 and 1969. Since then many have been remodelled or replaced, so a street can mix original single-level ranch houses with large new two-storey homes.

What is the Back Bay next to Dover Shores?

The Back Bay is Upper Newport Bay, and most of it is protected as the Upper Newport Bay Ecological Reserve, about 752 acres managed by the California Department of Fish and Wildlife. The reserve's water, marsh and bluffs lie along the east side of Dover Shores, which is why the bluff-top homes have open views that cannot be built out.

What school district serves Dover Shores?

Dover Shores is in the Newport-Mesa Unified School District. The exact elementary, middle and high school assignment depends on the address and can change with district boundary decisions, so check the current schools for any home with the district's own lookup before relying on them.

How much is a Dover Shores home worth?

A Dover Shores home's value depends mostly on whether it sits on the bluff with a Back Bay view, the size of the lot, and whether the house is original, remodelled or new. Greg Toussieng, a California real estate broker, prepares a written comparative market analysis from Dover Shores' own recent sales.

Can you kayak or paddle from Dover Shores?

Paddling the Back Bay is a short trip from Dover Shores. The Newport Aquatic Center, close by on the bay, rents kayaks for exploring the water, and the Upper Newport Bay Ecological Reserve is open water and marsh managed by the California Department of Fish and Wildlife, which sets the rules for using it.
