Harbor Ridge in Newport Beach is a guard-gated hillside, about 170 acres by local agent guides' count, on the ridge above Corona del Mar, where the homes look out over the harbour, the ocean and the city lights at night. It sits between San Miguel Drive and the San Joaquin Reservoir, across from the Port Streets, and dates from the late 1970s, one of the planned hillside communities that followed Spyglass Hill.
Inside the gate there are two different markets. Harbor Ridge Crest is a section of attached homes that local agent guides date to 1978. Above and around it are custom estates, built mostly in the 1980s on lots of about 9,000 to 25,000 square feet. This guide, under the Newport Beach guide, covers both, along with the latest sale figures and how Greg Toussieng would price a home in each.

What do homes in Harbor Ridge look like?
Homes in Harbor Ridge fall into two groups: attached Crest homes from 1978 and large custom houses built mostly in the 1980s, many of them since remodelled or rebuilt. The streets in the Crest carry European place names such as Lucerne, Salzburg and Trafalgar, and its homes run from two-bedroom plans of about 2,000 square feet to four-bedroom plans of about 3,800, sharing pools, spas and tennis courts.
The custom section is a different world. Houses there run from about 4,500 to 13,000 square feet on lots of roughly 9,000 to 25,000 square feet, and because owners built to their own plans, styles vary from street to street, from Mediterranean to traditional and French-influenced designs. The hillside was planted with trees when the community was built, so mature pines and sycamores now screen many of the lots.
What moves price is the view and the lot. A custom home on the ridge with an open ocean view over Corona del Mar sits at the top. A house whose outlook is mostly trees, or a smaller lot lower on the slope, sits further down. In the Crest, the plan size and whether the unit has an ocean or reservoir view do most of the work, along with how recently it was updated.
What do Harbor Ridge homes for sale go for?
Harbor Ridge homes sell in the millions, with Crest homes at the lower end and custom estates at the top, and the card above shows Redfin's median, days on market and sale-to-list ratio for the latest three months. Only a few homes sold in that window, so read the median and the days-on-market figure as a snapshot of a few closings.
Harbor Ridge has two price levels behind one gate, so a single median says little. In a typical three-month window only a few homes close here, and Redfin's figure above can swing by millions depending on whether the sales were Crest homes or custom estates. With a sample that small, nobody should read a trend into it.
The Crest homes trade on plan size, view and updating, and they compete mostly with each other. The custom homes trade on lot, view, size and the age of the build, and a house rebuilt in recent years sells in a different bracket from an original 1980s home on a similar lot.
For an owner, the honest comparison is the few recent sales in your own section, adjusted for view, size, lot and condition. Greg writes that analysis out, shows each adjustment and explains where your home sits before a price is set.
A long days-on-market figure in the card usually reflects one or two custom homes that sat. Homes priced from the recent sales inside the gate tend to draw their buyers sooner.
How do the Crest homes and the custom homes compare for a buyer?
The Crest homes and the custom estates suit different budgets and different amounts of upkeep. A Crest home is attached, from about 2,000 to 3,800 square feet, and its dues cover shared pools, spas and tennis courts, so the buyer gets the gate and the hillside without a large lot to maintain. A custom home is detached, from about 4,500 to 13,000 square feet, on a lot of roughly 9,000 to 25,000 square feet, with its own garden, slope and often a pool to look after.
The two rarely compete directly on price. A buyer moving up within Harbor Ridge usually goes from the Crest to a custom home, and a seller in the Crest is mostly measured against other Crest sales.

What is living in Harbor Ridge like?
Living in Harbor Ridge means a quiet, gated hillside with views and a short drive down to the coast. A staffed guard gate controls entry, and the Crest section has its own pools, spas and tennis courts. Mature trees planted when the community was built give much of it a wooded feel unusual for the coastal hills.
The San Joaquin Reservoir sits behind the community. Built in 1966 by the Irvine Ranch Water District as a drinking-water reservoir, it now holds about a billion gallons of recycled water used for irrigation across Irvine and Newport Beach. Below the ridge, Corona del Mar's village shops and restaurants line East Coast Highway, with beaches and coves under the bluffs, and Fashion Island is a few minutes away by San Miguel or MacArthur.
Corona del Mar became part of Newport Beach in 1923, and Harbor Ridge shares its schools: listings in the community name Lincoln Elementary and Corona del Mar Middle and High School, in the Newport-Mesa Unified School District.

How would Greg sell a home in Harbor Ridge?
Greg would sell a Harbor Ridge home by pricing it within its own section and marketing the view, then the house. For a custom estate, the photography is planned for the hour that shows the ocean and the city lights best, and the listing explains the lot and the outdoor space as carefully as the rooms. For a Crest home, the pitch is the view, the shared pools and courts, and the gate, set against the price of a detached house nearby.
Pricing comes from a written analysis of the closest sales in the same section, adjusted for view, plan or lot, size and the age of the build or remodel. Showings are arranged with the gate, so visiting agents and buyers are on the list before they drive up.

What should a buyer check before an offer in Harbor Ridge?
A Harbor Ridge buyer should check the association documents for the section the home is in, the permit history and the trees around the view. Dues and rules differ between the Crest and the custom homes, so read the budget, the reserves and any planned assessments for the specific section.
Many custom homes have been remodelled or rebuilt, so ask for the permits behind each change. Then look at the view itself: on a planted hillside, the trees on neighbouring lots and in common areas can grow into a view, so ask what the association's rules say about tree height and view maintenance. Property tax starts at 1 percent of the purchase price under Proposition 13, plus any voter-approved charges, so check the latest tax bill too.
Which communities near Harbor Ridge should you compare?
Buyers who look at Harbor Ridge often compare it with Crystal Cove down the coast and with the harbour islands below.
Crystal Cove is a newer guard-gated community in the Newport Coast hills above the state park, with Spanish colonial homes and a private recreation club. Balboa Island is the public island in the harbour, for buyers trading a view for the water itself. Inland, Turtle Rock in Irvine offers hillside homes across a wider price range.
