Lido Isle, Newport Beach:
homes, streets and what sells.

Lido Isle is an island of about 880 homes in Newport Harbor, reached by one bridge off Via Lido. It is not gated, but its clubhouse beach, docks and tennis courts are for members of the Lido Isle Community Association. Bayfront homes sell far above interior ones, and only a few homes sell each quarter.

Homes for sale on Lido Isle in Newport Beach come up only a few at a time, from an island of about 880 houses that was laid out in the late 1920s to look like the Lido in Venice. A single bridge off Via Lido is the only road in. Inside, Mediterranean Revival houses line streets named for Mediterranean cities, and a ring of bayfront homes faces the harbour on every side.

The island was a sandbar and mudflat inside the city limits until W.K. Parkinson bought it from Pacific Electric in 1923 and raised it with harbour dredging to more than ten feet above high tide. This guide, under the Newport Beach guide, covers the homes, the latest sale figures, the association and how Greg Toussieng would price and market a Lido Isle home.

What do homes on Lido Isle look like?

Homes on Lido Isle are mostly Mediterranean Revival in style, with tile roofs, stucco and arched openings, mixed with some Cape Cod houses and modern rebuilds. That look goes back to the plan: in 1927 the developer William Clark Crittenden hired the Swiss architect Franz Herding, who took the Lido di Venezia as his model and gave the streets Mediterranean names.

The island splits into two kinds of lot. Bayfront homes ring the edge along Via Lido Nord and Via Lido Soud, facing the harbour, and many have their own dock. Interior homes fill the streets in between, on smaller lots a short walk from the water. Utilities were put underground when the island was built, so the streets have no overhead lines.

Price follows that split. A bayfront home with a dock that takes a sizeable boat sits at the top of the island's range, and the length of the frontage and the depth of water at the dock count as much as the house. Interior homes are priced on lot, size and condition, and a rebuilt house on an interior lot can still sell well below an older one on the water.

How was Lido Isle built?

Lido Isle was built in the late 1920s and early 1930s by raising a sandbar with harbour dredging, then selling lots slowly through the Depression. By 1928 the clubhouse and six model homes were up, and dirt lots were priced at $6,200, yet William Lobdell, writing in Newport Beach Living, records that no buyers could be found at first.

In 1930 the City of Newport Beach took on the work of building the island's streets, seawalls, piers and bridge, while a temporary causeway of harbour mud carried traffic in the meantime. Ownership changed hands more than once, lots later sold for as little as $550, and the Griffith Company ended up as the final owner. The single bridge is still the only road onto the island, and a bayfront buyer should ask how old the seawall in front of the lot is and what work it has had.

What do homes for sale on Lido Isle in Newport Beach sell for?

Lido Isle homes sell well above the Newport Beach city median, and the card above shows Redfin's median, days on market and sale-to-list ratio for the latest three months. Fewer than ten homes sold in that window, so the median is a rough marker and should not be read as a trend.

In short

Lido Isle prices are best read one sale at a time. In a typical three-month window only a handful of homes close on the island, and the median swings with how many of them were bayfront. Redfin's figure above is a fair sign of the price level, but with a sample this small no one should build a year-over-year story on it.

The real spread is between the water and the interior. Bayfront homes with docks sit at the top, and the frontage, the dock and the view across the harbour drive the price. Interior homes sell lower, and among them lot size, the age of the house and the finish decide the order.

For an owner, the honest benchmark is the few recent island sales most like your home. Greg puts those in a written analysis, adjusts each for frontage, dock, lot and condition, and shows how he reached the price.

Asking prices on the island can drift away from the last sales, because months can pass between closings. When the sale-to-list ratio in the card sits well under 100 percent, buyers have been negotiating down from list, often on homes that launched above what the island's own sales supported.

What is living on Lido Isle like?

Living on Lido Isle revolves around the harbour and the association. Every owner belongs to the Lido Isle Community Association, whose clubhouse sits on a private bay beach with a swimming float, a boat dock and a snack bar in the summer months. The community docks are for residents in good standing and their guests, and the island has three tennis courts with a tennis pro.

The Lido Isle Yacht Club, incorporated in 1928, is based on the island, and the clubhouse also hosts private parties, weddings and club events.

Off the bridge, Via Lido runs toward the shops and restaurants around the Lido peninsula, and the Balboa Peninsula's ocean beaches are a short drive or bike ride away. John Wayne Airport is on the city's northern edge.

How would Greg sell a home on Lido Isle?

Greg would sell a Lido Isle home by pricing it from the island's own sales and marketing what an island buyer is paying for: the water, the dock and the association's beach and courts. For a bayfront home, the photography leads with the harbour view and the dock at the hour the light is right, and the listing gives the dock's details plainly, since buyers' agents ask about them first.

For an interior home, the pitch is the walk to the clubhouse beach and the community docks, along with the house itself. Pricing in both cases comes from a written analysis of the closest island sales, adjusted for frontage, dock, lot and condition. Greg also gathers the papers buyers will ask for early: the dock permit, any seawall reports, past coastal development permits and the flood zone.

What should a buyer check before an offer on Lido Isle?

A Lido Isle buyer should check the association documents, the dock, the seawall and the flood zone. The association's documents set its dues, rules and any planned assessments, and they explain how the clubhouse beach, docks and courts may be used.

For a bayfront home, ask for the dock permit, the size of boat the dock takes and the age and condition of the seawall, then have them inspected. Look up the lot on the FEMA Flood Map Service Center and get an insurance quote early in escrow. If you plan to rebuild, talk to the City of Newport Beach about the coastal development permit first, because most new homes and major remodels near the water need one.

Which communities near Lido Isle should you compare?

Buyers who look at Lido Isle usually compare it with Balboa Island across the harbour and with the guard-gated hillside communities of Newport Coast.

Balboa Island is a larger, public island reached by the Marine Avenue bridge and the ferry, with smaller lots and its own shopping street. Crystal Cove is a guard-gated community in the hills above Crystal Cove State Park, for buyers weighing an ocean view against the harbour. Questions

Common questions

Is Lido Isle a gated community?

Lido Isle is not gated. A single public bridge off Via Lido connects the island to the rest of Newport Beach, and its streets can be driven. The private parts are the association's amenities: the clubhouse beach, the community docks and the tennis courts are for residents in good standing and their guests.

How many homes are on Lido Isle?

Lido Isle has approximately 880 homes, according to the Lido Isle Community Association, and every owner belongs to the association automatically. Other published histories put the figure nearer 800, which reflects different counts of lots and units. Only a handful of those homes sell in any three-month period.

Does Lido Isle have a private beach?

Lido Isle's clubhouse has a private bay beach with a swimming float, restrooms, a summer snack bar and a boat dock, all for members of the Lido Isle Community Association and their guests. The island also has community docks for residents in good standing, which is part of what buyers pay for on the interior streets.

Who designed Lido Isle?

Lido Isle was planned in the late 1920s, when developer William Clark Crittenden hired the Swiss architect Franz Herding, who modelled the island on the Lido di Venezia in Italy. Most homes are in a Mediterranean Revival style, and the streets are named after Mediterranean cities, which still gives the island its look.

Do I need flood insurance on Lido Isle?

Flood insurance on Lido Isle depends on each lot's FEMA flood zone, and a lender requires it in the high-risk zones. The island was raised more than ten feet above high tide when it was built in the 1920s, but bayfront lots and seawalls still need checking. Look up the address on the FEMA Flood Map Service Center before you make an offer.

How much is a Lido Isle home worth?

A Lido Isle home's value turns on whether it is bayfront or interior, its lot, the dock for a bayfront home, and the age and condition of the house. Greg Toussieng, a California real estate broker, prepares a written comparative market analysis from the island's own sales, with every adjustment shown.
