Newport Coast is the newest part of the City of Newport Beach, and almost everything about buying here starts with which gate a home sits behind. Homes for sale in Newport Coast climb the San Joaquin Hills above Crystal Cove State Park, from townhomes and mid-sized houses in Newport Ridge to estates in Pelican Crest and Crystal Cove. The Irvine Company planned the area, and Newport Beach annexed it on January 1, 2002, so it is a neighbourhood of Newport Beach with its own name, ZIP code and character.

What is happening in the Newport Coast market right now?

Newport Coast's market is thin, and that is the first thing to understand about its numbers. The area recorded 26 sales over July-September 2026, a three-month total, so a single estate closing can move the median by a large amount. The median moved +18.2% from a year earlier, which says more about which homes closed than about any one home's value.

The steadier signals are the pace and the discount. Homes closed at 95.2% of list price, a median 53 days after listing, and 53 homes were listed for sale in the period. Buyers at this level are negotiating, and sellers who price above the last sales in their enclave tend to wait. The Orange County market report tracks the coastal cities against the county over time.

Which communities make up Newport Coast?

Newport Coast is a collection of enclaves, most of them guard-gated, each with its own association, architecture and price range. Buyers usually narrow the search to two or three enclaves before they look at houses.

Crystal Cove. A guard-gated community on the hills directly above Crystal Cove State Park, with large lots and many ocean views. It is separate from the state park and its historic cottages below. Its own guide: Crystal Cove homes.

Pelican Crest. A guard-gated enclave of estates on the hills near Pacific Coast Highway, with wide ocean views.

Pelican Hill. A guard-gated community around the Pelican Hill golf courses and resort, with homes along the fairways and views to the coast.

Pelican Point. A guard-gated enclave on the bluffs near the coast, close to Crystal Cove State Park.

Ocean Heights. A guard-gated community higher in the hills, with views across the coast.

Newport Ridge. The inland part of the annexation, with Newport Ridge North behind a guard gate and other tracts of townhomes and detached houses at lower prices than the coastal enclaves.

Several other smaller enclaves sit between these. Gate staffing and guest procedures differ, so confirm them with each association.

What is it like to live in Newport Coast?

Living in Newport Coast means hillside homes, private streets and the coast below. Crystal Cove State Park sits between the community and the ocean, with 3.2 miles of beach, tide pools in the conservation area offshore and about 2,400 acres of trails inland. The 46 cottages of the Crystal Cove Historic District, on the National Register since 1979, sit at the mouth of Los Trancos Canyon, and many are now rented to the public by the night.

Newport Coast Drive is the spine of the community, linking Pacific Coast Highway to the 73 toll road, which opened through the San Joaquin Hills in 1996. From there, Irvine and John Wayne Airport are a short drive. Corona del Mar's village shops and restaurants are just up the coast. Pelican Hill's two Fazio golf courses and resort are inside the community.

Schools are in the Newport-Mesa Unified School District. Newport Coast Elementary serves kindergarten through sixth grade, and students usually continue to Corona del Mar schools. Check boundaries for any specific address with the district.

Looking for a realtor in Newport Coast?

In short

Look for an agent who knows the difference between Newport Coast's enclaves, because a view home in Pelican Crest, a house on the Pelican Hill fairways and a townhome in Newport Ridge sell to different buyers at very different prices. Start with the agent's licence on the California Department of Real Estate's public lookup. Then ask for Newport Coast homes they have priced, with addresses.

Ask how they would reach buyers at this price, some of whom live outside Orange County and shop through their own agents. Ask how they handle gate access for showings and open houses. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. He prices each Newport Coast home from a written analysis of sales inside its own enclave, and runs the listing himself from preparation to closing.

What should you know about selling a home in Newport Coast?

Selling a home in Newport Coast is a matter of pricing against the right enclave and reaching the few buyers who can pay the price. Newport Coast homes went under contract in a median 53 days over July-September 2026, and the right buyer for an estate may take longer to find.

Greg starts with sales inside the same gate, then the nearest comparable enclaves, adjusted for view, lot, size and finish. He plans photography and video that show the view and the setting, since many buyers at this level see a home online before they visit. Showings run through the gate, so he coordinates access with the association and the guard staff.

Have the association documents, the most recent dues statements and any approved plans ready before listing. Buyers will also ask about the roof, the slope and any drainage or retaining walls on a hillside lot.

What's my home worth?

Greg prepares a written valuation from recent sales near you. Start with the address.

What are luxury homes in Newport Coast like?

Luxury homes in Newport Coast are mostly large hillside houses built from the 1990s on, inside guard-gated enclaves, many with ocean, Catalina or city-light views. Many homes in the older enclaves are Mediterranean or Spanish in style, with contemporary designs among the newer and rebuilt homes. Lots step down the hills, so the depth and permanence of the view drive price as much as the house.

Before buying at this level, check the association rules on rebuilding and additions, which can be strict, and the geology for the lot. Also check the full monthly cost: property tax on the purchase price, dues to each association and any special assessment. The Orange County luxury homes guide covers the coastal and gated tier across the county.

What does being part of Newport Beach mean for a Newport Coast home?

Being part of Newport Beach means a Newport Coast home gets its city services, planning rules and building permits from the City of Newport Beach, even though the address still reads Newport Coast. After the January 2002 annexation, the city redrew Council District 7 to take in Newport Coast, so residents vote for a Newport Beach council member. Police, fire and other city services come from Newport Beach.

For a buyer, the practical effect is in remodeling. Plans go to the Newport Beach planning and building divisions, and in most enclaves to the association's architectural committee as well, which often reviews first. Approval from one does not guarantee approval from the other. If you plan to add on or rebuild, ask the association for its architectural guidelines and the city for any limits on the lot before you remove contingencies.

Property tax follows the same rule as the rest of California: 1 percent of the purchase price under Proposition 13, plus voter-approved charges and any special assessment on the bill.

What should a buyer check before an offer in Newport Coast?

A Newport Coast buyer should check the association documents, the slope, the insurance and the comparable sales inside the enclave. Association documents show dues, reserves, rules on remodeling and any planned assessments, often for two associations. On a hillside lot, ask for the geology and drainage history and look at any retaining walls. Fire insurance near open space should be quoted early in escrow.

Greg pulls the sales inside the same gate for each serious option and adjusts them for view, lot and finish, so the offer rests on what similar homes actually sold for.

How does Newport Coast compare with Corona del Mar?

Newport Coast and Corona del Mar are neighbours inside Newport Beach, and buyers often weigh one against the other. Newport Coast offers newer homes, larger lots and guard gates on the hills. Corona del Mar offers an older village by the sea, with shops and beaches within walking distance of many homes and smaller lots in the Flower Streets.

Buyers who want a gate and a newer house tend to choose Newport Coast. Buyers who want to walk to the beach and the village tend to choose Corona del Mar. Laguna Beach, down the coast, offers a third option with coves, canyons and a long arts history.

Which nearby places should you compare with Newport Coast?

Newport Coast sits within the City of Newport Beach, which also includes the harbour islands and other gated hillside communities. Corona del Mar lies just up the coast and Laguna Beach just down it. For the wider county, see Orange County homes for sale.

Questions

Common questions

Is Newport Coast its own city?

Newport Coast is not a separate city. Newport Coast became part of the City of Newport Beach on January 1, 2002, when the city annexed the Newport Coast and Newport Ridge areas. Homes there use Newport Coast addresses and the 92657 ZIP code, but city services, planning and permits come from Newport Beach.

What is the median home price in Newport Coast?

Newport Coast's median sale price for July-September 2026 was $6,234,531, according to Redfin Data Center. With only a few dozen sales over three months, one or two estate closings can move the median sharply. Recent sales inside the same gated enclave, with a similar view and lot, are the better guide.

How fast do homes sell in Newport Coast?

Newport Coast homes went under contract in a median 53 days over July-September 2026. Estates at the top of the range usually take longer, because the pool of buyers at that price is small. Homes priced in line with recent sales in their enclave, and shown well, sell faster than the median suggests.

Which Newport Coast communities are guard-gated?

Guard-gated enclaves in Newport Coast include Pelican Hill, Pelican Crest, Pelican Point, Crystal Cove, Ocean Heights and Newport Ridge North, among others. Gate staffing, guest rules and association dues differ by enclave, so confirm the current arrangements with the association and read its documents before you make an offer.

What are HOA dues like in Newport Coast?

Many Newport Coast homes pay dues to more than one association: a community-wide master association and a smaller association for the gated enclave. The amounts vary widely by enclave and the services each covers. The association documents, budget and reserve study show the current dues and any planned assessments for a given home.

Which schools serve Newport Coast?

Newport Coast is in the Newport-Mesa Unified School District. Newport Coast Elementary serves kindergarten through sixth grade, and students there usually go on to Corona del Mar schools. Attendance boundaries can change, so check any specific address with the district before relying on a particular school.

How much is my Newport Coast home worth?

A Newport Coast home's value comes from recent sales in its enclave, adjusted for view, lot, size, age and finish. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis that shows each comparable sale and every adjustment.

Is the median Newport Coast home price above the Orange County conforming loan limit?

Yes. The median Newport Coast sale price was $6,234,531 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is above that limit, your down payment decides whether a loan on a typical home here is conforming or jumbo.
