Tustin is three towns in one city limit, and the era of a home tells you most of what you need to know about it. Homes for sale in Tustin include older houses on tree-lined streets near Old Town, the planned neighbourhoods of Tustin Ranch, and new construction on the land that was Marine Corps Air Station Tustin until 1997. The city had 80,276 residents at the 2020 census on 11.16 square miles, and it sits at the junction of the 5 and the 55, a few minutes from Irvine and Santa Ana.

What is happening in Tustin's housing market right now?

Tustin's market is softer than its neighbours on price this year. The median moved -4.9% compared with a year earlier, and homes closed at 98.7% of list price. The city recorded 110 sales over July-September 2026, a three-month total.

Read that median with the mix of homes in mind. Tustin has a large share of condos and townhomes, and Tustin Legacy keeps adding new homes that compete for the same buyers. When more attached homes close in a quarter, the median falls even if detached houses held their value, and a quarter heavy with detached sales pushes it up. A detached house in Tustin Ranch or a larger lot near Old Town is better judged against the sales in its own tract than against the city figure.

Which neighbourhoods make up Tustin?

Tustin divides cleanly by era, and each part draws a different buyer.

Old Town Tustin. The original town around Main Street and El Camino Real, with older houses, cottages and mature street trees. Lots and floor plans vary from one house to the next, so comparable sales are harder to match.

Columbus Grove, Columbus Square and Greenwood. Neighbourhoods named in the city's own neighbourhood list, built on land near the former base, with newer detached homes and townhomes.

Tustin Meadows, Peppertree and Laurelwood. Established single-family tracts in the central and southern parts of the city, several with association greenbelts and pools.

Tustin Ranch. The Irvine Company's master plan on former citrus land in the north-east of the city, with curving streets, a golf course and a range of detached homes and townhomes, a few of them in gated tracts.

Tustin Legacy. The redeveloped Marine Corps air station south of the 5, with new detached homes, townhomes and apartments still being built, and the surviving south blimp hangar standing over it all.

North Tustin. The foothill area north and east of the city line, outside city limits. Many homes there carry a Tustin mailing address but fall under the County of Orange. Larger lots and custom homes are common.

What is it like to live in Tustin?

Living in Tustin centres on its location. The 5 and the 55 meet at the city's western edge, the Tustin Metrolink station connects to the regional rail network, and Irvine's business district is a short drive south. The city calls itself the "City of Trees", and the older streets near Old Town still have the sycamores and oaks that earned the name.

Peters Canyon Regional Park sits at the north end of town, on land the Irvine Company dedicated to the county in 1992, with trails around a reservoir and up the canyon. The District at Tustin Legacy is the main shopping centre on the former base, and The Market Place sits along Jamboree Road on the Irvine border.

The biggest landmark is the south blimp hangar. Two hangars were built in 1942 for Navy airships, and later used by the Marine Corps for helicopters. The north hangar burned on November 7, 2023, and the city has said it plans to redevelop the site. Buyers looking at homes near the base should ask what is planned on the land around them.

Most of the city is in the Tustin Unified School District, which runs Tustin High, Foothill High and Beckman High among its schools. Confirm the school that serves any particular address with the district before you buy.

Looking for a realtor in Tustin?

In short

Look for an agent who prices a Tustin home against the right era of comparables, because an Old Town cottage, a Tustin Ranch house and a new Tustin Legacy home sell to different buyers. Start with the agent's licence on the California Department of Real Estate's public lookup. Then ask for Tustin homes they have priced, with addresses, and how each price was set.

Ask how they handle Mello-Roos and association dues, since buyers compare monthly cost as much as price in newer tracts. Ask whether a home is inside the city or in unincorporated North Tustin. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. His office is a few minutes from Tustin. He prices every home here from a written analysis of nearby sales and runs the listing himself through closing.

The guide to choosing a listing agent has more questions to ask any agent you interview.

What should you know about selling a home in Tustin?

Selling a home in Tustin starts with knowing your competition, which in this city includes builders. A resale home near Tustin Legacy competes with new homes that come with warranties and incentives, so its price, condition and presentation need to answer that. Tustin homes went under contract in a median 48 days over July-September 2026.

Greg starts with the comparable sales in your tract and era, then looks at what new construction is offering nearby. He sets the price, plans the preparation and writes the listing to show what a resale home has that a new one does not: a finished yard, mature trees, a lower or absent Mello-Roos tax.

Buyers will ask for the Mello-Roos and assessment details, the association's documents, and permits for any additions or solar systems. Gathering those before the listing goes live keeps escrow on schedule.

What should Tustin buyers know about Mello-Roos and association dues?

Tustin buyers should expect a Mello-Roos special tax and association dues on many newer homes, and should count both in the monthly payment from the start. Community Facilities Districts pay for the roads, parks and schools built for new neighbourhoods, and the tax appears on the property tax bill for a set number of years. Older streets near Old Town generally have neither, though their homes are older and may need more work.

Under Proposition 13, the base property tax is 1 percent of the purchase price, plus voter-approved charges. Add Mello-Roos and dues, and two homes at the same price can differ by hundreds of dollars a month. Greg puts that full monthly cost in front of buyers for each home they consider, so they compare like with like.

Is Tustin cheaper than Irvine?

Tustin generally costs less than Irvine for a comparable home, and it shares Irvine's location close to the business district and freeways. Part of the difference is age, because much of Tustin's housing is older than Irvine's newer villages, and many Tustin homes outside the newest tracts carry no Mello-Roos tax. Tustin Ranch and Tustin Legacy narrow the gap, since their homes are closer in era and style to Irvine's.

The useful comparison is two specific homes at similar size, with tax and dues included. Greg sets those side by side before a buyer writes an offer.

What should a buyer check before an offer in Tustin?

A Tustin buyer should check four things before an offer: whether the address is in the city or North Tustin, the Mello-Roos and association charges, the permit history, and what is planned nearby. The jurisdiction decides which planning rules apply, and the special taxes and dues set the monthly cost. Permits show whether past additions were approved. Plans for Tustin Legacy and the hangar site may change the view and traffic around a home over the next several years.

Older homes near Old Town deserve a closer inspection than a newer tract house. Ask the inspector to look at the sewer line to the street, the electrical panel and any foundation cracks, and ask the seller for records of past repairs. Mature trees are part of what buyers pay for in Old Town, and their roots can reach pipes and slabs, so a camera inspection of the sewer lateral is money well spent before you remove contingencies.

Newer homes have their own list. In Tustin Ranch, read the association's budget and reserve study, since a thin reserve can mean a special assessment later. At Tustin Legacy, a resale home may still be inside the builder's warranty period, and the seller can tell you which items are covered and for how long.

With those answered, the comparable sales settle the price, and Greg pulls them for each serious option and adjusts for lot, upgrades and monthly charges, so the offer reflects what similar homes actually sold for.

Which cities near Tustin should you compare?

Buyers who look at Tustin often compare Irvine, Santa Ana and Costa Mesa. Irvine lies directly south, with planned villages and newer homes. Santa Ana, the county seat, borders Tustin to the west and has historic districts of older homes. Costa Mesa, down the 55, is closer to the coast.

Questions

Common questions

What is the median home price in Tustin?

Tustin's median sale price for July-September 2026 was $1,146,454, according to Redfin Data Center. That median covers condos and townhomes as well as detached houses in Tustin Ranch and Old Town, so the right figure for one home depends on its era and type. The sales in its own tract are the closer guide.

How fast do homes sell in Tustin?

Tustin homes went under contract in a median 48 days over July-September 2026. Detached homes in established tracts tend to move faster than condos, which compete with each other and with new construction at Tustin Legacy. Pricing in line with recent sales in the same tract is what keeps a listing from sitting.

Is Tustin a buyer's or seller's market?

Tustin homes sold at 98.7% of list price over July-September 2026, and the median moved -4.9% from a year earlier. Prices a little under list with a softer year-over-year figure give buyers some room to negotiate, especially on condos. Well-kept detached homes can still draw several offers.

Does Tustin have Mello-Roos taxes?

Some Tustin homes carry Mello-Roos special taxes, mostly in newer communities such as Tustin Legacy and parts of Tustin Ranch built under Community Facilities Districts. Older streets around Old Town generally do not. The seller must disclose any Mello-Roos tax, and the property tax bill and preliminary title report show the exact amount and its end date.

Is North Tustin part of the City of Tustin?

North Tustin is an unincorporated area of Orange County in the foothills north and east of the City of Tustin, and many homes there use a Tustin mailing address. Homes in North Tustin fall under county planning rules rather than the city's. Check the county assessor's record to see which jurisdiction a particular address sits in.

How much is my Tustin home worth?

A Tustin home's value comes from recent sales in its tract and era, adjusted for lot, upgrades, any Mello-Roos tax and association dues. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis with every comparable sale and adjustment shown.

Is the median Tustin home price above the Orange County conforming loan limit?

No. The median Tustin sale price was $1,146,454 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is below that limit, a loan on a typical home here falls within it.
