Laguna Niguel sits on the hills between Interstate 5 and the coast, and much of its value comes from how high a home sits and what it looks at. The city began as the 13,316-acre Rancho Niguel, which the Laguna Niguel Corporation bought in 1959 to build one of California's first master-planned communities. Homes for sale in Laguna Niguel now range from townhomes near the freeway to ocean-view houses on the ridges and large estates behind guarded gates. The city counted 64,355 residents at the 2020 census, on 14.8 square miles bordered on the west by a wilderness park.

What is happening in the Laguna Niguel housing market right now?

Laguna Niguel's market splits along the hills. Laguna Niguel recorded 179 sales over July-September 2026, a three-month total, and homes closed at 98.7% of their list price. Year over year, the median moved -5.5%.

A house with an open ocean view from the ridges and a similar house in a valley tract can be priced very differently, even a mile apart. Partial views, canyon views and city-light views each have their own value, and a neighbour's tree or a new roofline can change them. The top of the market is in the guard-gated communities, where large lots and custom homes sell on privacy and setting.

There were 177 homes listed for sale in the period. Because view homes and estates sell less often than valley tract houses, their prices are harder to read from a monthly median. The Orange County market report shows the city against the county.

Which neighbourhoods make up Laguna Niguel?

Laguna Niguel has many named neighbourhoods, most of them built as separate tracts on the original ranch land. They group roughly by elevation and by the view they look toward.

The coastal ridges. Neighbourhoods such as Niguel Coast, Monarch Point, Beacon Hill and South Peak sit on the high ground toward Dana Point and offer city, canyon and ocean views. Homes here sell largely on the view and the height of the lot.

Bear Brand Ranch. A guard-gated community of large custom homes on big lots, reported by the Orange County Business Journal to hold 127 homes behind two 24-hour gates, one on Camino del Avion and one on Golden Lantern. It sits at the top of the city's market.

Other hillside communities. Areas such as Ocean Ranch, Palmilla, Crest de Ville and Coronado Pointe offer view homes on curving streets. Check each one's association, rules and entry arrangements for the specific address.

The central valleys. Neighbourhoods around Crown Valley Parkway, Niguel Road and the regional park, such as Rancho Niguel, Marina Hills and Kite Hill, with single-family tracts and townhomes, closer to the park and the shopping along Crown Valley.

Near the 5. Townhome and condominium communities and smaller-lot houses along the eastern edge near the freeway and the Metrolink station, where commuting is easiest.

What is it like to live in Laguna Niguel?

Living in Laguna Niguel means a lot of open land around the homes. Aliso and Wood Canyons Wilderness Park, more than 4,000 acres of canyons and grassland, runs along the west side of the city and forms part of 22,000 acres of protected open space in the San Joaquin Hills. Inside the city, Laguna Niguel Regional Park covers 227 acres around a lake used for fishing and boating, and about 80 miles of trails cross the city. The paved Salt Creek Trail runs from the regional park down to Dana Point.

The beach is close without being in the city. Crown Valley Parkway runs from the 5 through the middle of Laguna Niguel down to Pacific Coast Highway in Dana Point, and the beaches at Salt Creek and Aliso are a short drive.

The city's best-known building is the Chet Holifield Federal Building, a stepped concrete structure off the 5 that locals call the Ziggurat.

For commuting, Interstate 5 runs along the eastern edge, and the 73 toll road along the north connects to the 405 in Costa Mesa. The Laguna Niguel/Mission Viejo Metrolink station sits near the 5. Schools are in the Capistrano Unified School District.

Looking for a realtor in Laguna Niguel?

In short

Look for an agent who can price a view, because in Laguna Niguel the outlook and the elevation of a lot can matter as much as the house. Start with the California Department of Real Estate's public licence lookup. Then ask for Laguna Niguel homes the agent has priced, with the comparable sales behind each figure and how each view was weighed.

For a home in a gated community, ask how they handle association documents, gate access for showings and buyer screening. For a valley tract home, ask how they would set it apart from similar homes nearby. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. His Orange County office is up the 5 and the 73, and he prices every Laguna Niguel home from a written analysis of comparable sales.

What should you know about selling a home in Laguna Niguel?

Selling a home in Laguna Niguel starts with documenting what the buyer is paying for, which is often the view. Photography taken at the right time of day, from the rooms and the yard, shows buyers what they cannot see from the listing. Laguna Niguel homes went under contract in a median 45 days over July-September 2026.

Greg sets the price from comparable sales with a similar outlook, then builds a preparation plan for the most likely buyer. For an older hillside home, that usually means fixing what an inspection would flag and checking slopes, drainage and retaining walls. For a newer home, it means staging and presenting the outdoor spaces that face the view.

Order the association documents early, especially in communities with both a master association and a neighbourhood association. Buyers want to see dues, reserves and any rules on views, landscaping and exterior changes before their contingencies expire. Hillside homes near the wilderness park may also sit in a mapped fire hazard severity zone, which needs to be disclosed.

What do Laguna Niguel luxury homes look like?

Laguna Niguel luxury homes are mostly large custom houses on ridge and hillside lots, with ocean or canyon views, many inside gated communities such as Bear Brand Ranch. The most valued homes combine an open view with a usable, private yard.

Sales at this level are few, so each needs careful comparison with recent sales in the same community and similar settings nearby. Buyers comparing estates across the coast should also look at Laguna Beach and Dana Point, and the Orange County luxury homes guide sets all three side by side.

What does Laguna Niguel's planned history mean for buyers?

Laguna Niguel's history as a planned community means most homes belong to a tract with a known builder, era and association, and that makes comparison easier. The first tracts went up in 1962. Crown Valley Parkway reached Pacific Coast Highway in 1964, the regional park opened in 1973, Alicia Parkway reached the 5 in 1992, and the 73 toll road opened in 1996. The population grew from 12,237 in 1980 to 61,891 in 2000, so much of the housing was built between those census counts.

For a buyer, that era tells you what to inspect: roofs, windows, plumbing and slopes built to the standards of the 1970s and 1980s, unless they have been replaced. For a seller, it means buyers will compare your home with others from the same tract and plan, so updates and condition show up clearly in the price. Greg reads both the era and the recent tract sales before he sets a number.

What should a buyer check before an offer in Laguna Niguel?

A Laguna Niguel buyer should check the view's protection, the slope, the association and the fire map. Association rules sometimes limit tree height or building height to protect views, and they do not always. Read them. On hillside lots, ask for drainage and retaining-wall history, and consider a geotechnical review for older slopes. Look up the address on the State Fire Marshal's map, and get insurance quotes early if it sits in a mapped zone.

Then check the drive. Crown Valley Parkway and the 5 carry most of the city's traffic, and a home deep in the hills can add minutes to every trip. Greg pulls the comparable sales for every home a buyer is serious about, chosen by view and setting as well as size.

Which cities near Laguna Niguel should you compare?

Buyers looking at Laguna Niguel often compare Mission Viejo, Dana Point and Laguna Beach. Mission Viejo, across the 5, has inland tracts and a private lake. Dana Point, directly south, puts homes on the coast and the harbour. Laguna Beach, over the hills to the west, has older coastal neighbourhoods and its own design review process.

Questions

Common questions

What is the median home price in Laguna Niguel?

Laguna Niguel's median sale price for July-September 2026 was $1,370,847, according to Redfin Data Center. The median blends condos and townhomes near the 5 with ocean-view houses and guard-gated estates, so a few large sales can move it. Recent sales of homes with a similar view and elevation give a better figure for any one address.

How fast do homes sell in Laguna Niguel?

Laguna Niguel homes went under contract in a median 45 days over July-September 2026. Updated single-family homes with a view, priced from comparable sales, tend to sell quickest. Estates in gated communities have fewer buyers at any time and often take longer, and condos depend on their association's finances.

Is Laguna Niguel a buyer's or seller's market?

Laguna Niguel homes sold at 98.7% of list price over July-September 2026, and 177 homes were listed for sale in the period. A ratio near 100 percent or above favours sellers. Below that, buyers have had room to negotiate, mostly on homes that stayed on the market past the median.

What should I look for in the best real estate agent in Laguna Niguel?

The best real estate agent in Laguna Niguel for your sale is one who can price view, elevation and gated-community homes from real comparable sales, and show the work. Check the licence on the California Department of Real Estate lookup, ask for priced examples with addresses, and ask how they would handle association documents and view disclosures.

Which school district serves Laguna Niguel?

Capistrano Unified School District serves Laguna Niguel. Attendance boundaries inside the district decide which elementary, middle and high school serve an address, and they can change. Check the district's school locator for the exact address before you write an offer, and confirm the assignment with the district directly.

Is Monarch Beach in Laguna Niguel?

Monarch Beach is part of Dana Point, not Laguna Niguel, although the Laguna Niguel Corporation developed it. When both cities incorporated in the late 1980s, Monarch Beach residents voted 61 percent to join Dana Point, and Laguna Niguel incorporated on December 1, 1989 without the coastal strip. Monarch Beach homes are therefore governed by Dana Point's city rules.

How much is my Laguna Niguel home worth?

A Laguna Niguel home's value depends on recent sales of similar homes nearby, adjusted for view, elevation, lot, condition and association. Enter the address in the home-value box on this page, and Greg Toussieng, a California real estate broker, sends a written comparative market analysis that lists every sale he used.

Is the median Laguna Niguel home price above the Orange County conforming loan limit?

Yes. The median Laguna Niguel sale price was $1,370,847 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is above that limit, your down payment decides whether a loan on a typical home here is conforming or jumbo.
