Mission Viejo was planned before it was built, and that shapes every sale there. The Mission Viejo Company laid out the community from the 1960s on, with a master plan drafted by Donald Bren that put roads in the valleys and houses on the hills. The result is one of the largest master-planned communities built as a single project in the United States, so many homes for sale in Mission Viejo share a builder, a floor plan and an association with dozens of neighbours. The city counted 93,653 residents at the 2020 census, on 18 square miles in the Saddleback Valley.

What is happening in the Mission Viejo housing market right now?

Mission Viejo's market is easier to read than most, because so many homes have near-twins down the street. Mission Viejo recorded 268 sales over July-September 2026, a three-month total, and homes closed at 99.1% of their list price. Year over year, the median moved +6.2%.

When a tract has the same three or four floor plans repeated, the price gap between two sales mostly reflects condition and upgrades, the lot and the view. That makes a remodeled kitchen or new windows easier to price here than in an older city of one-off houses. It also means a buyer can see exactly what a dated house would be worth once updated.

The other dividing line is lake membership. Homes within the original planned community carry Lake Mission Viejo rights, and buyers who want the lake often limit their search to those homes. Mission Viejo had 195 homes listed for sale in the period. The Orange County market report compares the city with the county.

Which neighbourhoods make up Mission Viejo?

Mission Viejo is a city of tracts and villages rather than old neighbourhoods, and most buyers sort them by three questions: lake rights or not, which school district, and how close to the 5.

Around the lake. The streets and condominium communities around Lake Mission Viejo, including custom waterfront homes along the shore. Lakefront lots sit at the top of the city's market, and homes with a lake view come next.

The central valley. The neighbourhoods along Marguerite Parkway and Alicia Parkway, with single-family tracts from the 1970s and 1980s, many with their own neighbourhood associations. Close to The Shops at Mission Viejo and Saddleback College.

The western side. Tracts west of Marguerite and north of Oso Parkway, served by Saddleback Valley Unified, with access to the 5 at La Paz Road, Alicia Parkway and Oso Parkway.

The eastern and southern hills. Neighbourhoods rising toward the 241 and the Santa Ana Mountains, served mostly by Capistrano Unified. Larger homes, steeper streets and canyon views are more common here.

Far north. The northern tip of the city near El Toro Road and Trabuco Hills, next to Lake Forest and Rancho Santa Margarita, where far northern students attend Saddleback Valley's Trabuco Hills High School.

What is it like to live in Mission Viejo?

Living in Mission Viejo means a lot of planned open space. The city has about two parks per square mile, three golf courses, greenbelts between many tracts and the Oso Creek Trail running through it. Lake Mission Viejo, at the centre, has beaches, boat rentals, fishing and summer concerts for association members.

The city also has a sports history out of proportion to its size. The Mission Viejo Nadadores swim and dive teams produced Olympians in the 1970s and 1980s, and the city hosted the road cycling races of the 1984 Los Angeles Olympics. A start and finish line marker still sits on Olympiad Road near the lake entrance.

For getting around, Interstate 5 has five interchanges inside the city, and the 241 toll road runs along the east side. The Laguna Niguel/Mission Viejo Metrolink station, just across the city line, has trains toward Los Angeles, Riverside and San Diego counties.

Schools are split between Capistrano Unified and Saddleback Valley Unified, and the boundary runs through residential streets. Saddleback College is in the southern half of the city.

Looking for a realtor in Mission Viejo?

In short

Look for an agent who prices Mission Viejo homes against their own floor plan's sales, and who knows which addresses carry lake rights and which school district serves each street. Start with the California Department of Real Estate's public licence lookup. Then ask for Mission Viejo homes the agent has priced, with the comparable sales behind each number.

For a lake-member home, ask how they value the membership against the view and the lot. For an older tract home, ask how they would price it against remodeled versions of the same plan, which upgrades actually return their cost and which repairs to finish before listing. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. His Orange County office is up the 5, and he prices every Mission Viejo home from a written analysis of nearby sales.

The guide to choosing a listing agent lists the questions to ask before you hire anyone.

What should you know about selling a home in Mission Viejo?

Selling a home in Mission Viejo means competing with your neighbours' floor plans, so preparation pays off clearly. A buyer comparing two versions of the same house will choose the one with fewer projects left to do, or pay less for the one that needs work. Mission Viejo homes went under contract in a median 44 days over July-September 2026.

Greg starts with the sales of the same and similar plans, then sets a price and a preparation plan. Because the same plan sells again and again, the sales show which upgrades buyers paid for and which they ignored. Greg will tell you which is which for your plan, based on what similar homes sold for.

Paperwork matters with layered associations. Many homes belong to a neighbourhood association and, where it applies, the lake association, each with its own dues, rules and documents. Order them early so buyers can review them during their contingency period.

What do Lake Mission Viejo rights add to a home?

Lake Mission Viejo rights add access to a private, 124-acre lake with beaches, a marina, fishing and summer events. The Lake Mission Viejo Association, a nonprofit made up of residential property owners within the original planned community's boundaries, owns and runs the lake, and members enter through guard gates at North Beach and East Beach.

For many buyers that access is the reason to choose one tract over another. Homes with rights usually carry lake association dues on top of any neighbourhood dues, so compare the full monthly cost. If lake access matters to you, confirm a specific home's membership with the association rather than relying on the listing.

Should you buy an original or a remodeled home in Mission Viejo?

Buying an original home in Mission Viejo makes sense when you want to choose your own finishes and the price reflects the work ahead. Because the same floor plans repeat, you can price that work with unusual accuracy: the gap between an original house and a remodeled one of the same plan, sold recently, is roughly what the market pays for the update.

If your renovation would cost less than that gap, the original home is the better buy. If it would cost more, or you would rather not live through a remodel, the finished house is often cheaper in the end. Check the association's architectural rules before you plan anything visible from the street, since many tracts require approval for exterior changes. Greg lays the two options side by side with the recent sales, so the decision rests on numbers.

How does Mission Viejo compare with Laguna Niguel?

Mission Viejo and Laguna Niguel sit on opposite sides of the 5 and were both built as planned communities, but they sell differently. Mission Viejo is mostly inland valley and hillside tracts with a private lake at its centre. Laguna Niguel rises toward the coast, so more of its homes have ocean or canyon views, and it borders a large wilderness park.

Buyers who want lake access and a wide choice of similar homes usually lean toward Mission Viejo. Buyers who put an ocean view first usually look harder at Laguna Niguel and pay for it.

What should a buyer check before an offer in Mission Viejo?

A Mission Viejo buyer should check the association documents, lake membership, the school district and the property tax bill. Associations set dues, reserves, rules on exterior changes and sometimes rental limits. The tax bill starts at the 1 percent Proposition 13 base rate plus voter-approved charges, and some newer tracts carry special assessments that show up on the bill.

Then check the floor plan's recent sales and the condition gap. If the home is original and the last three sales of its plan were remodeled, the price should reflect the work. Greg pulls those sales for every home a buyer is serious about.

Which cities near Mission Viejo should you compare?

Buyers looking at Mission Viejo often compare Laguna Niguel, Dana Point and Irvine. Laguna Niguel, across the 5 to the southwest, has more ocean-view hillsides and a large regional park. Dana Point is on the coast just beyond it. Irvine, up the 5, offers newer planned villages with their own associations.

Questions

Common questions

What is the median home price in Mission Viejo?

Mission Viejo's median sale price for July-September 2026 was $1,224,417, according to Redfin Data Center. Because so much of the city was built to one plan, the median tracks typical homes more closely than in older cities, but lakefront homes and condos still pull it up or down. Recent sales in the same tract are the best guide.

How fast do homes sell in Mission Viejo?

Mission Viejo homes went under contract in a median 44 days over July-September 2026. Updated single-family homes with lake rights or a view, priced from tract sales, usually go fastest. Original-condition homes from the 1970s and 1980s can take longer, because buyers compare them directly with remodeled houses of the same floor plan nearby.

Is Mission Viejo a buyer's or seller's market?

Mission Viejo homes sold at 99.1% of list price over July-September 2026, with 195 homes listed for sale in the period. A ratio at or above 100 percent means sellers have held their prices. Below 100 percent, buyers have had room to negotiate, especially on homes listed longer than the median.

Do all Mission Viejo homes have Lake Mission Viejo rights?

Lake Mission Viejo rights come with residential property inside the boundaries of the original Mission Viejo planned community, not with every address in the city. Members get access to the lake's beaches, boating and events through guard-gated entrances. Confirm lake membership for a specific home with the Lake Mission Viejo Association before writing an offer.

Which school districts serve Mission Viejo?

Mission Viejo is split between Capistrano Unified School District and Saddleback Valley Unified School District. Capistrano Unified serves the eastern, northeastern and southern parts of the city, and Saddleback Valley Unified serves the west. Check the district for any specific address before making an offer, since the line runs through residential streets.

How much is my Mission Viejo home worth?

A Mission Viejo home's value comes from recent sales of the same or similar floor plans nearby, adjusted for upgrades, view, lot, lake rights and condition. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis that names every sale he used.

Is the median Mission Viejo home price above the Orange County conforming loan limit?

No. The median Mission Viejo sale price was $1,224,417 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is below that limit, a loan on a typical home here falls within it.
