Homes for sale in Pelican Hill, Newport Coast, come from a gated neighbourhood of roughly 130 estates on the ridge above the Pelican Hill golf courses, with the Pacific and Catalina Island in view from the better lots. It is one of the oldest residential communities in Newport Coast, and many of its houses date from the 1990s, before the area joined the City of Newport Beach.

The name covers more than the neighbourhood. The Resort at Pelican Hill, a hotel with bungalow suites and villas, and Pelican Hill Golf Club sit below it, and neighbouring Pelican Crest and Pelican Point are separate gated communities. This guide, part of the Newport Coast guide, sorts those out and covers the homes, the sale figures and how Greg Toussieng would price and sell a Pelican Hill home.

What do homes in Pelican Hill look like?

Homes in Pelican Hill are mostly large custom estates, many from the 1990s, set on terraced lots that look over the fairways, the coast or both. A house at 5 Sail View, built in 1996 with about 9,200 square feet and six bedrooms, sold in 2023 for close to $16 million, which gives a sense of the scale.

Value here comes from the view first. A lot with a wide ocean view toward Catalina sells far above one that looks into the hillside or across the neighbourhood. After the view come the lot's size and privacy, the age of the house and how much of it has been rebuilt. A 1990s estate with original kitchens and baths competes against fully remodelled homes on the same street, and buyers price the remodel in.

Some owners have rebuilt or reworked their houses since then, so a street can look newer than its age. Newport Coast is inside the City of Newport Beach now, and major work goes through city plan check and the association's architectural review.

How is Pelican Hill different from the resort and Pelican Crest?

Pelican Hill the neighbourhood is a gated residential community, while the Resort at Pelican Hill is a hotel and Pelican Crest is a separate gated community next door. The names overlap because they share the hill and the original Irvine Company plan for Newport Coast.

The resort opened on November 26, 2008, with 204 bungalow suites, 128 villas of two to four bedrooms and a round Coliseum pool 136 feet across. Pelican Hill Golf Club has two Tom Fazio courses, which reopened in 2007 after Fazio reworked them. The resort's villas are hotel accommodation, not homes in the gated neighbourhood, and owning a house in Pelican Hill does not include club or resort privileges.

Pelican Crest, next door, has its own gate and association, and the Orange County Business Journal reported its price record at $34 million in 2023. Pelican Point, as described in local agent guides, is a gated enclave of custom homes on the ocean side of the highway. Buyers searching "Pelican Hill" online often land on listings in all three, so check which gate a house is actually behind.

What do homes for sale in Pelican Hill, Newport Coast cost?

Homes for sale in Pelican Hill sit near the top of the Newport Coast market, and the card above shows Redfin's latest three-month median, days on market and sale-to-list ratio where they are published. With so few sales, the median is a rough guide.

In short

Pelican Hill prices run from the low eight figures upward, and public sales show how wide that range is. The Orange County Business Journal reported a 1996 estate at 5 Sail View selling for about $15.95 million in October 2023, the fifth-highest price in the neighbourhood at the time, and a neighbourhood record of $50 million set in 2020.

Inside that range, the view decides most of the order. Homes with wide ocean and Catalina views on the upper lots sell highest, and homes facing the hill or the interior of the community sell lower. Remodelled houses carry a clear premium over estates that still have their 1990s finishes.

An owner's best benchmark is the few recent Pelican Hill sales most like the home, adjusted for view, lot, size and condition. Greg sets those out in a written analysis so each adjustment can be checked.

When the card's sale-to-list figure falls under 100 percent, buyers have been negotiating down. In a neighbourhood this small, a listing priced off a record sale rather than a like-for-like one can sit for months.

What is it like to live in Pelican Hill?

Living in Pelican Hill means a quiet gated hillside with the golf courses below and the coast in front. The resort's restaurants and spa are a few minutes away, and the trails and beaches of Crystal Cove State Park start just across Pacific Coast Highway.

Newport Coast Drive connects the hill to Pacific Coast Highway and to the 73 toll road, which leads on to Irvine and John Wayne Airport. Fashion Island and Corona del Mar's village are a short drive north. Newport Coast is served by Newport-Mesa Unified School District.

How would Greg sell a home in Pelican Hill?

Greg would sell a Pelican Hill home by pricing it from the neighbourhood's own recent sales, not the headline records, and by showing buyers exactly what the view and the lot give them. The photography leads with the view from the main rooms at the time of day it is strongest, and the listing explains plainly which gate and association the home belongs to, since buyers confuse Pelican Hill, Pelican Crest and the resort.

For a 1990s estate that has not been rebuilt, the pricing has to account for the remodel a buyer will plan. Greg's written analysis adjusts each comparable for view, lot, size and condition, and he prepares the association documents, permit history and any reports on slopes or drainage before the home goes live.

What should a buyer check before an offer in Pelican Hill?

A Pelican Hill buyer should check which association governs the home, the slope and drainage on the lot, the permit history and insurance. The association documents set the dues, the gate rules and architectural review, and the budget shows whether any assessments are planned.

Hillside lots in Newport Coast sit on graded slopes, so ask for geotechnical reports, any history of slope or drainage repairs and the maintenance responsibilities for the slopes behind the house. Pull the City of Newport Beach permit history for past remodels, and get a homeowner's insurance quote early in escrow, since coverage for large homes near open land can take time to place.

Which communities near Pelican Hill should you compare?

Buyers looking at Pelican Hill usually compare it with Crystal Cove up the coast and with the smaller gated coves of Laguna Beach to the south.

Crystal Cove is a guard-gated community in the hills above Crystal Cove State Park, with newer homes and its own clubhouse. Three Arch Bay is a much older gated community at the south end of Laguna Beach with its own beach below the bluffs. Is Pelican Hill a gated community?

Pelican Hill's residential neighbourhood is gated and is separate from the Resort at Pelican Hill, which is a hotel open to guests. Neighbouring Pelican Crest and Pelican Point are separate gated communities with their own associations. How many homes are in Pelican Hill?

Pelican Hill has roughly 130 homes, according to an Orange County Business Journal report from October 2023, which also called it one of the oldest communities in Newport Coast. Many of the estates were built in the 1990s, and only a few change hands in a typical year, so recent comparable sales are thin.

Is Pelican Hill in Newport Beach or Newport Coast?

Pelican Hill is in Newport Coast, which has been part of the City of Newport Beach since the annexation took effect on January 1, 2002. Before that, Newport Coast was unincorporated county land master-planned by the Irvine Company. Homes use Newport Coast 92657 addresses, and city rules now govern permits and planning.

What is the difference between Pelican Hill and Pelican Crest?

Pelican Hill and Pelican Crest are separate gated communities next to each other in Newport Coast, each with its own association and gate. Can residents use the Pelican Hill golf courses?

Living in the Pelican Hill neighbourhood does not come with access to the golf courses or the resort. Pelican Hill Golf Club and the Resort at Pelican Hill are run as a resort business owned by the Irvine Company, with their own fees and membership rules. Ask the club directly about current play and membership options.

How much is a Pelican Hill home worth?

A Pelican Hill home's value depends on the ocean view, the lot and its position on the ridge, the size and age of the house and how much it has been updated since the 1990s. Greg Toussieng, a California real estate broker, prepares a written comparative market analysis from Pelican Hill's own recent sales.
