Anaheim real estate:
homes for sale and a local broker.
Homes for sale in Anaheim run from 1920s bungalows in the historic Colony to postwar ranch tracts in West Anaheim and new condos by Angel Stadium. Median sale price for July-September 2026: $969,538. Median days on market: 41. Which side of the 57 a house is on changes the price.
Greg reviews every request and replies with a written valuation.
Anaheim is the largest city in Orange County by population, and its housing reflects how it grew: a German farming colony founded in 1857, citrus and grape land until Disneyland opened in 1955, then decades of tract building west and north of the old town. Most people who search for homes for sale Anaheim-wide are choosing between three very different markets: the older streets around downtown, the postwar neighbourhoods across the flatland, and the hills in the city's eastern third. The 2020 census counted 346,824 residents and 110,388 housing units.

Which homes for sale in Anaheim are listed right now?

What is happening in the Anaheim housing market right now?
The Anaheim housing market is large enough that the citywide numbers are reliable, and mixed enough that they need reading carefully. Anaheim recorded 344 sales over July-September 2026, a three-month total, and homes closed at 100.6% of their list price. Year over year, the median moved +8.6%.
The mix is the first thing to watch. A quarter with more condos closing near the stadium pulls the city median down, and a quarter with more detached houses in the eastern hills pulls it up, even when no single home changed in value. For a house in West Anaheim or the Colony, the useful comparison is a handful of sales within half a mile, of the same age and size, not the city median.
The second is supply. Anaheim had 392 homes listed for sale in the period. Because the city is so large, that number hides wide swings between neighbourhoods: one area can be short of listings while another has several similar houses competing. Greg looks at both the sales and the active competition on the streets around a home before he sets a price. The Orange County market report tracks how Anaheim compares with the county.

Which neighbourhoods make up Anaheim?
Anaheim divides into areas that sell to different buyers, and most searches settle on one or two of them early.
The Colony and downtown. The original town site. Downtown has three mixed-use historic districts, the largest of which is the Anaheim Colony, with bungalows, Craftsman houses and Spanish revival homes on a grid of older streets. Original detail and condition drive price here. Before planning exterior changes, check whether the house sits inside one of the historic districts.
West Anaheim. The flatland west of the 5 toward Buena Park and Cypress, much of it built after Disneyland opened. Expect single-story ranch houses on regular lots, many with additions. Permits for those additions matter at resale.
North and central Anaheim. Streets between the Colony and the Fullerton line, north of Lincoln Avenue, with a mix of tract houses, small apartment buildings and condos. Proximity to the 91 and the 5 is convenient for commuters and audible from some lots.
The resort district. The area around Disneyland and the convention center is mostly hotels and commercial land, with older houses and apartments on its edges. Homes there trade with traffic, crowds and evening fireworks in mind, and buyers should visit at night before they commit.
The Platinum Triangle. The district around Angel Stadium and Honda Center, near the 5 and the 57, planned for mixed-use streets and high-rise housing. Homes there are mostly newer condos, townhomes and apartments, close to ARTIC for rail.
East Anaheim and Anaheim Canyon. Neighbourhoods east of the 57, next to the Anaheim Canyon business park, the largest industrial district in the county. Housing ranges from postwar tracts to newer planned developments.
Anaheim Hills. The city's eastern third, built to a master plan in the hills beyond the 55 and the 91, with larger lots and view homes. Anaheim Hills gets its own guide, because its prices and homes have little in common with the flatland city.
What is it like to live in Anaheim?
Living in Anaheim puts you close to a lot of regional infrastructure. The 5, the 57 and the 91 all cross the city, John Wayne Airport and Long Beach Airport are each about 15 miles away, and ARTIC near Angel Stadium has Amtrak and Metrolink trains toward Los Angeles, Riverside and San Diego. The Anaheim Canyon Metrolink station serves the Inland Empire line.
The resort district shapes daily life more than first-time visitors expect. Disneyland's two parks, the convention center, Honda Center and Angel Stadium draw traffic on game nights and holiday weekends. Fireworks are audible across a wide area. Those are real considerations for a house near Katella Avenue or Harbor Boulevard and barely register a couple of miles north.
Utilities work differently here than in most of Orange County. Anaheim Public Utilities, owned by the city, provides electricity and water. The city has been moving overhead power lines underground along major corridors, a slow programme paid for by a 4 percent surcharge on electric bills.
Schools are spread across seven public districts, which is unusual for a single city. Two addresses a few streets apart can belong to different elementary districts, so the district is something to confirm per address.
Permits come up in every West Anaheim sale
Additions, garage conversions and back units are common in Anaheim's postwar houses. Greg checks the permit history before he prices a home, so the square footage a buyer pays for is the square footage the city recorded. Get a written home value

Looking for a realtor in Anaheim?
Look for an agent who prices a Colony bungalow, a West Anaheim ranch house and a stadium-district condo as three different products, because each one sells to a different buyer. Start with the California Department of Real Estate's public licence lookup. Then ask for Anaheim homes the agent has priced, with the comparable sales behind each number.
For an older house, ask how the agent handles additions and conversions that may not be on the permit record, and how that changes the price. For a condo, ask about association reserves, rental rules and any special assessments. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. His office is in Orange County, a short drive south of Anaheim on the 5 or the 57, and he prices every Anaheim home from a written analysis of nearby sales.

What should you know about selling a home in Anaheim?
Selling a home in Anaheim starts with knowing which buyer you are selling to. A renovated West Anaheim house competes for owner buyers who pay for finish and a clean inspection. An original house on a regular lot may draw investors and remodelers as well, and they price in the work. Anaheim homes went under contract in a median 41 days over July-September 2026.
Greg starts every listing with the comparable sales, then sets a price and a preparation plan for the most likely buyer. For a dated house, that often means fixing what an inspector would flag and leaving cosmetic choices to the buyer. For a Colony home, it means presenting the original features that buyers in that district pay for.
Gather paperwork early. Permits for additions and conversions, any accessory dwelling unit approvals, a year of Anaheim Public Utilities bills and, for condos, the association documents all shorten escrow and reduce surprises. Unpermitted space can still sell, but it should be disclosed up front and priced accordingly.

Should you buy in the Colony, the flatland or the hills?
The choice comes down to the kind of house you want and how much maintenance you will take on. The Colony and downtown offer older homes with character and the upkeep that comes with plumbing, wiring and foundations of their age. West and north Anaheim offer single-story postwar houses on regular lots, often the most house for the money in the city. Anaheim Hills offers newer homes, larger lots and views, at higher prices and often with association dues.
Commute matters too. The flatland neighbourhoods sit close to the 5, the 91 and the rail stations, and the hills add time on Santa Ana Canyon Road and the 91 at peak hours. Greg puts the options side by side with taxes, dues and insurance included, so the comparison is on the full monthly cost.

What should a buyer check before an offer in Anaheim?
A buyer in Anaheim should check permits, the school district for the address, the utility costs and what sits around the house. Permits matter because additions are common. The district matters because seven of them serve the city. Utility bills matter because Anaheim Public Utilities sets its own rates. And the surroundings matter because Anaheim mixes homes with freeways, rail lines, industry and a resort district more than most Orange County cities.
Drive the street at the times you would live there: weekday evenings near the stadium, weekend nights near the resort, rush hour near the freeway on-ramps. Then compare the asking price with recent sales on comparable blocks. Greg pulls those sales for every home a buyer is serious about, so an offer reflects the block as well as the house.
How do property taxes work on an Anaheim home?
Property tax on an Anaheim home starts at the 1 percent base rate set by Proposition 13, applied to the purchase price, plus voter-approved bonds and local charges. Newer developments, including some in the Platinum Triangle and the eastern hills, can also carry special assessments or community facilities district charges. The seller's tax bill and the preliminary title report show every charge on a specific property, and buyers should read both before removing contingencies.
Which cities near Anaheim should you compare?
Buyers who look at Anaheim often compare Fullerton, Yorba Linda, Garden Grove and Santa Ana. Fullerton, directly north, has older hillside neighbourhoods and a university town around Cal State Fullerton. Yorba Linda, to the northeast, has larger lots and horse trails. Garden Grove borders the resort district to the south, and Santa Ana, home to Greg's office, lies a few miles further down the 5.

Common questions
What is the median home price in Anaheim?
Anaheim's median sale price for July-September 2026 was $969,538, according to Redfin Data Center. That city figure mixes Platinum Triangle condos, West Anaheim tract houses and homes in the eastern hills, so it moves with the mix of what closed. Recent sales of the same kind of home within a few blocks are a far better guide to any one address.
How fast do homes sell in Anaheim?
Anaheim homes went under contract in a median 41 days over July-September 2026. Three- and four-bedroom houses priced in line with nearby sales usually move fastest, because they draw owner buyers and investors at once. Condos with high association dues, and houses that need work but are priced as finished, tend to wait longer.
Is Anaheim a buyer's or seller's market?
Anaheim homes sold at 100.6% of list price over July-September 2026, with 392 homes listed for sale in the period. A sale-to-list ratio near 100 percent means pricing is tight and few buyers win big discounts. A ratio below it gives buyers more room, especially on homes that have sat past the median days on market.
Who provides electricity and water in Anaheim?
Anaheim Public Utilities, owned by the city, supplies electricity and water to most Anaheim homes. The city has run its own water system since 1879 and its electric system since 1895. Buyers comparing Anaheim with a neighbouring city should ask for a year of the seller's utility bills, because the rates differ from Southern California Edison's.
Which school district serves an Anaheim address?
Anaheim is split among seven public school districts, so the district depends on the exact address. A house on one side of a street can belong to a different elementary district from the house across it. Check the address with the district office before you write an offer and confirm the boundary directly, because boundaries can change.
Is Anaheim Hills part of Anaheim?
Anaheim Hills is part of the City of Anaheim. It covers the city's eastern third, built to a master plan in the hills along Santa Ana Canyon Road and Nohl Ranch Road. Prices, lot sizes and housing types there differ enough from the flatland city that buyers usually treat it as a separate search.
How much is my Anaheim home worth?
An Anaheim home's value comes from recent sales of similar homes nearby, adjusted for lot size, condition, permits and distance from the resort district and the freeways. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis that lists each sale he used.
Is the median Anaheim home price above the Orange County conforming loan limit?
No. The median Anaheim sale price was $969,538 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is below that limit, a loan on a typical home here falls within it.
