Yorba Linda takes its name from Bernardo Yorba, the ranchero who held the Rancho Cañón de Santa Ana from 1834, joined to the Spanish "linda", beautiful. It was still a small town of citrus and avocado groves into the 1960s and incorporated in 1967, and much of its housing went up after that on lots larger than most of Orange County. Homes for sale in Yorba Linda are overwhelmingly detached houses: the 2020 census counted 23,685 housing units for 68,336 residents on about 20 square miles. Toward the hills, horse trails, canyon views and the state's fire hazard maps all enter the price.

What is happening in the Yorba Linda housing market right now?

Yorba Linda's market runs on detached houses and land. Yorba Linda recorded 185 sales over July-September 2026, a three-month total, and homes closed at 99.1% of their list price. Year over year, the median moved +2.8%.

The figure that matters most for a given house is usually the lot. Two homes of the same size can sell far apart when one sits on a flat half acre with room for a pool, a guest house or horses and the other sits on a standard tract lot. Hillside homes add view and slope to the comparison, and fire-zone status now affects how quickly buyers can line up insurance.

Yorba Linda had 154 homes listed for sale in the period. With fewer condos than its neighbours, the city's listings skew toward higher-priced houses, which can make it look slower than it is. The Orange County market report shows how Yorba Linda compares with the county.

Which neighbourhoods make up Yorba Linda?

Yorba Linda sorts less by named neighbourhood than by setting: the older town, the tracts on the flatter ground, horse-keeping areas, and the hillsides.

The old town. The original town around Main Street and Imperial Highway, near the Nixon Library, with older houses on lots of varied size and shape.

Western and central tracts. Single-family neighbourhoods across the flatter western and central city, toward Placentia and Brea, with regular lots and a mix of two-story and single-story homes.

Horse-keeping areas. Streets with larger parcels tied into the city's trail system. Horse rights, barn and arena improvements and direct trail access all matter to buyers of these homes, and the zoning should be confirmed before anyone assumes a lot allows horses.

The eastern and northern hills. Neighbourhoods rising toward Chino Hills State Park and the eastern canyons near the 91 and the 241, with larger houses, custom homes and view lots. These areas are also where the fire hazard maps apply most.

Savi Ranch. Not a residential area but the city's main commercial district near the 91 and the 241, with shops, restaurants and offices. The name comes from Santa Ana Valley Irrigation, an early water company.

What is it like to live in Yorba Linda?

Living in Yorba Linda means more room and more driving. Homes are spread out, many lots are larger than the county norm, and the city has 30 horse trails covering more than 100 miles. Chino Hills State Park borders it to the north.

The city has a strong sense of its own history. Richard Nixon was born here in 1913, and the Nixon Library and Museum sits on that site on Yorba Linda Boulevard. The city also owns the Black Gold Golf Club.

Getting around is by car. The 91 runs along the south edge toward Riverside and the coast, the 241 toll road connects south toward Irvine, and Imperial Highway runs west. The city has no rail station of its own, so train commuters drive to Fullerton or the Anaheim Canyon station.

Schools are mostly in the Placentia-Yorba Linda Unified School District, with some areas in Orange Unified. Check the district for any specific address.

Looking for a realtor in Yorba Linda?

In short

Look for an agent who prices Yorba Linda land as carefully as the house on it, because lot size, usable acreage, horse rights and view drive much of the value. Start with the California Department of Real Estate's public licence lookup. Then ask for Yorba Linda homes the agent has priced, with the comparable sales behind each number and how each lot was adjusted.

For a hillside home, ask how they handle fire-zone disclosures and insurance, which now shape many sales. For a horse property, ask how they confirm the zoning and trail access and how they reach horse buyers. Greg Toussieng is a California real estate broker, DRE #01495415, first licensed in California in 2005. His Orange County office is down the 55 and the 91, and he prices every Yorba Linda home from a written analysis of nearby sales.

What should you know about selling a home in Yorba Linda?

Selling a home in Yorba Linda starts with showing buyers the land. Photography, a site plan and clear lot dimensions help buyers who are paying for a flat yard, a pool, room for a guest house or horse facilities. Yorba Linda homes went under contract in a median 42 days over July-September 2026.

Insurance is the step that has changed most. If a home sits in a mapped fire hazard severity zone, the seller must disclose it, and buyers will want insurance quotes before they remove contingencies. Records of defensible-space work, roof and vent upgrades and brush clearance help buyers get coverage and keep escrow on schedule.

Greg begins with the comparable sales, chosen for lot and setting as well as size, then sets a price and a preparation plan for the most likely buyer. Permits for pools, guest houses, barns and additions should be in hand before listing.

What do Yorba Linda luxury homes look like?

Yorba Linda luxury homes are mostly large custom and semi-custom houses on big lots in the eastern and northern hills, often with canyon or city-light views, and estate properties with horse facilities. Some sit inside association-run communities with gated entries, and buyers should confirm the gate and dues for each address. Buyers in this range usually care about privacy, usable land and the view as much as the house.

This part of the market is thin, so each sale needs careful comparison: there may be only a handful of truly similar homes sold in a year. Fire-zone status and insurance cost have become part of every high-end sale in the hills. The Orange County luxury homes guide compares Yorba Linda's estates with the coastal markets.

How do wildfires affect buying a home in Yorba Linda?

Wildfire risk affects a Yorba Linda purchase mainly through disclosure, insurance and building rules. The city has direct experience: the Freeway Complex Fire, which started along the 91 in November 2008, destroyed 187 homes in Yorba Linda. In October 2020, the Blue Ridge Fire burned 13,964 acres in the hills, destroying one home and damaging ten others in the Yorba Linda area.

Many homes rebuilt or built since then follow stricter fire-resistant construction rules for roofs, vents, eaves and windows, and that work has value to the next buyer because it can help with coverage. A home inside a mapped fire hazard severity zone must be disclosed as such, and the owner is responsible for keeping brush cleared around it.

For a buyer, the practical steps are to look up the zone, ask the seller for records of roof, vent and defensible-space work, and request insurance quotes in the first days of escrow. Greg includes those items in his offer timeline so the contingency period covers them.

What should a buyer check before an offer in Yorba Linda?

A Yorba Linda buyer should check the fire hazard map, insurance, the lot and the permits. Look up the address on the State Fire Marshal's viewer and get an insurance quote as early as possible. Confirm the lot lines and usable area with a survey or the recorded map, and check zoning if you plan to keep horses. Ask for permits on pools, guest houses, barns and additions.

Then check the commute. Yorba Linda depends on the 91, which is often congested at peak hours. Drive it at the time you would actually commute. Greg pulls comparable sales for every home a buyer is serious about, chosen by lot and setting as well as house size.

How do property taxes work on a Yorba Linda home?

Property taxes on a Yorba Linda home start at the 1 percent base rate under Proposition 13, applied to the purchase price, plus voter-approved bonds and local charges. Some newer hillside developments add special assessments or association dues on top. The seller's tax bill and the preliminary title report list every charge on a specific property, and a buyer should read both early in escrow.

Which cities near Yorba Linda should you compare?

Buyers looking at Yorba Linda often compare Anaheim, Fullerton and the hills to the south. Anaheim, across the 91, includes the master-planned Anaheim Hills in its eastern third. Fullerton, to the west, has older hillside neighbourhoods and a train station. Further south, Tustin and Irvine offer newer planned communities closer to the county's job centres.

Questions

Common questions

What is the median home price in Yorba Linda?

Yorba Linda's median sale price for July-September 2026 was $1,449,310, according to Redfin Data Center. Most homes in the city are detached houses, so the median reflects single-family homes more than in cities with many condos. Lot size, horse-keeping rights and hillside views still spread prices widely around it.

How fast do homes sell in Yorba Linda?

Yorba Linda homes went under contract in a median 42 days over July-September 2026. Updated houses on usable lots, priced from nearby sales, generally sell first. Large estates and horse properties have a smaller pool of buyers and can take longer, and homes in mapped fire zones may wait on insurance quotes before buyers commit.

Is Yorba Linda an expensive place to live?

Yorba Linda costs more than many north Orange County cities for a typical home, largely because most of its housing is detached houses, often on large lots. Its median sale price over July-September 2026 was $1,449,310. Buyers should also budget for homeowner's insurance, which can cost more in hillside areas mapped as fire hazard zones.

Which school districts serve Yorba Linda?

Yorba Linda is served mainly by Placentia-Yorba Linda Unified School District, with some areas in Orange Unified School District. The district depends on the exact address, so check it with the district office before making an offer and confirm the school assignment directly, because boundaries can change from year to year.

Are Yorba Linda homes in fire hazard zones?

Parts of Yorba Linda, mainly hillside areas near Chino Hills State Park and the eastern canyons, are mapped in state fire hazard severity zones. The 2008 Freeway Complex Fire destroyed 187 homes in the city. Look up any address on the State Fire Marshal's map viewer and get an insurance quote early in escrow.

How much is my Yorba Linda home worth?

A Yorba Linda home's value comes from recent sales of similar homes nearby, adjusted for lot size, usable land, horse-keeping rights, view, condition and fire-zone status. Enter the address in the home-value box on this page and Greg Toussieng, a California real estate broker, sends a written comparative market analysis showing every sale he used.

Is the median Yorba Linda home price above the Orange County conforming loan limit?

Yes. The median Yorba Linda sale price was $1,449,310 for July-September 2026, from Redfin Data Center. Loans above $1,249,125, the 2026 Orange County conforming limit set by the FHFA, are jumbo loans. Because the median price is above that limit, your down payment decides whether a loan on a typical home here is conforming or jumbo.
